The Hebe brand has joined the group of tenants in this Warsaw-based project in the Kamionek neighbourhood. Hebe, operated by the Jeronimo Martins Group in Poland, will occupy a retail unit of over 320 m2 on the ground floor of the SOHO 10 building. The store is scheduled to open in Q1 2026.
Hebe is a well-established chain offering a carefully curated selection of products, including exclusive brands such as Gosh, Hean, and Karl Lagerfeld. Its wide-ranging assortment includes natural, Korean, Japanese, dermocosmetic, and professional beauty products, as well as premium makeup items and accessories under the Hebe Professional line. The brand has been present in Poland since 2011 and is owned by Jeronimo Martins Drogerie i Farmacja. Hebe currently operates over 370 brick-and-mortar stores across Poland, with locations in large cities, smaller towns, shopping centres, and high-street units. Its newest outlet will be in SOHO by Yareal in Warsaw’s Praga-Południe district.
The Hebe store will be on the ground floor of SOHO 10, which is currently under construction on ul. Żupnicza. This building will complete the elegant urban frontage of the development, forming the northwestern corner of the SOHO by Yareal complex. Designed with meticulous attention to detail, SOHO 10 features contemporary architecture that references Kamionek’s industrial past. Its refined white façade is accentuated with geometric patterns, giving the building a visually expressive, artistic appearance. The use of corten steel in the retail arcade provides a striking contrast to the bright architectural design.
SOHO 10 is an L-shaped residential building ranging from four to nine stories. Together with the NEFRYT apartment building, it forms a cohesive urban block with a landscaped internal courtyard. To the west, SOHO 10 borders a tree-lined square that forms part of a linear park—one of the most distinctive features of the entire SOHO by Yareal concept.
Hebe will occupy a unit of over 320 m2. The lease transaction was facilitated with the involvement of Patrycja Włodarczyk, representing the real estate firm Homest.

SOHO by Yareal is a modern, local urban centre in Warsaw’s Kamionek neighbourhood, designed in accordance with the 15-minute-city concept. The project integrates residential, recreational, gastronomic, service, and office functions. Awarded the prestigious BREEAM Communities certificate, the development seamlessly blends renovated post-industrial buildings with contemporary architecture, creating an open, vibrant space that harmonizes with the existing urban fabric of Praga. The linear park, atmospheric courtyards, sun-drenched terraces, and leisure zones encourage social interaction, while the limits on vehicular traffic enhance the enjoyment of the surroundings.
The retail and service premises at SOHO by Yareal are primarily located on the ground floors of residential buildings, with some units set within restored historic structures. In total, the development will offer over 11,300 m2 of commercial space across several dozen units.
The complex is already home to a kindergarten and playroom, Warsaw’s first Carrefour grocery store in the “300” format, the artisanal café Waszyngton × Soho, as well as several beauty salons and florist. A bakery and an architectural studio are currently in preparation. Hebe will join the offering in early 2026, followed by a Green Caffè Nero in May 2026. Additionally, in the second half of 2026, a culinary hub will be launched in the historic building B.56, which features a distinctive brick chimney. This hub will include food concepts such as Bułkę przez Bibułkę, Pollypizza NEOpolitan, and Baken.
Currently, the historic building B.56 is undergoing renovation, while construction continues on the final residential phase, which includes two premium-standard residential buildings (including SOHO 10) and the NEFRYT apartment building. Once completed and delivered at the end of 2025, the residential part of the SOHO by Yareal development will be fully realized.
