Three Yareal offices with Excellent BREEAM certification

The Nowogrodzka Square office building and the NEOPARK office complex have been awarded their final BREEAM certificates for sustainable building,

while another Yareal office investment – the first stage of the company's flagship LIXA complex located near the Daszyński Roundabout – has received a BREEAM Interim certificate. All three properties have received the “Excellent” rating.

In the case of the two completed investments, Nowogrodzka Square and the NEOPARK complex, the BREEAM assessments carried out by independent assessors were in line with the projects’ objectives, which were to achieve a score of over 70 points. Both investments received the highest possible rating in the transport category due to their excellent locations and access to public transportation. Moreover, during their final review, which takes place as soon as an investment is completed, both of Yareal’s projects scored high in the “Land Use and Ecology” and “Health and Wellbeing” categories.

“The new year has given us plenty of reasons to be happy with our work, since shortly before obtaining its Excellent BREEAM certificate, the Nowogrodzka Square office building won the Grand Prix and an award for Best Commercial Building at the 2019 Architectural Prize of the Mayor of Warsaw competition. Moreover, the NEOPARK office complex, whose windows cascade down towards a central green courtyard, has just recently been fully leased with almost half of all available space going to a single tenant – telecommunications operator Play” – explains Eric Dapoigny, President of Yareal.

The third of Yareal’s projects to have been awarded the Excellent BREEAM certificate is the LIXA complex – the biggest flagship office investment in the company’s history which is currently being erected near the Daszyński Roundabout. The first stage of the project, whose design has just passed the first phase of the certification process, consists of two buildings which have already been purchased by a South Korean investor. Most of the first stage’s ca 29,000 square meters of office space will be occupied by the new headquarters of BNP Paribas.

Ultimately, the LIXA complex will offer 65,000 square meters of flexible office space that’s easily adaptable to the individual needs of tenants. Just as the two other BREEAM-certified investments, LIXA received the highest rating in the transport category, scoring a maximum of 100 points. Moreover, the project owes its high rating to high-quality urban planning and excellent sustainability. What will set this complex apart from other office buildings is its original and diverse architecture, as well as its green courtyard, which will serve as a friendly and open space with perfect conditions for both work and relaxation.

The construction of Yareal apartments in Mokotów begins

Yareal starts the construction of 3 cosy apartment buildings in Warsaw's Dolny Mokotów district.

Expand

In low, two-storey buildings, 93 apartments will be built. The Dolina Mokotów Residence, located near the ski-jumping hill in the Warsaw Protected Landscape Area, will be developed by Dwell Well Construction, a company from the Fundamental Group. As a general contractor, the Fundamental Group is currently completing another Yareal apartment building, erected in the centre of Warsaw at Sienna 65 street.

The site in Dolny Mokotów is another project which Yareal decided to entrust to the Fundamental Group. The choice of the general contractor was determined by the company's good cooperation with the developer to date and the high quality of work, which is a key condition for cooperation with Yareal.

The Dolina Mokotów Residence will be built below the Vistula escarpment next to the planned park covering several hectares, on green areas at the junction of two avenues - Sikorski and Wilanowska - where at least 60% of the area is to remain natural. All three buildings will be south-facing, positioned towards the green courtyards, directly adjacent to a large square. An intimate atmosphere will be created by the low, two-storey buildings and the design solutions used, where each of the staircases will have a maximum of 3-4 apartments on each floor. Almost 20% of all the units that were put on sale have already found a buyer.

"The Dolina Mokotów Residence offers, among others, a unique solution prepared by Yareal for multi-generational families or those who use the assistance of a permanent babysitter. We have designed units allowing for constructing an independent, additional entrance to the apartment, leading to a private part with a separate bathroom and a kitchenette. This type of apartment allows several generations of the same family to live together in one place, while at the same time ensuring independence and comfort for seniors in the care of their family as their closest neighbours," explained Yareal general manager Jacek Zengteler.

Most of the 93 apartments in the Yareal project are large, 4-room units ranging in size from 90 to 117 sqm, with oversized glazing and balconies and loggias stretching around the buildings. The Dolina Mokotów Residence also offers larger, even up to 140-metre, 5-room apartments and 2- and 3-room units (41-71 sqm). Each apartment can be connected to an independent air conditioning system. All the owners will receive a standard package of smart home management solutions. The Fibaro Smart Home System enables, among others, to control home devices with a smartphone or tablet.

Parking spaces for residents are provided in an underground car park. Some of the 127 spaces allow the installation of an electric car charging station with an individual energy consumption meter. The Dolina Mokotów Residence will meet the stringent requirements for buildings certified under the BREEAM sustainable building system. Yareal's investment project will be one of the first residential estates in Poland with the highest rating for multi-family buildings, at the Very Good level.

The first residents of the Dolina Mokotów Residence will be able to move into their apartments in late 2021. More information about the Dolina Mokotów Residence can be found at: https://www.yareal.pl/dolina-mokotow.

Yareal to gain its ninth BREEAM certificate

Pozytywny Mokotów is Yareal's ninth residential investment to receive an Interim BREEAM certificate.

Expand

This confirms the company’s sustainable throughout the investment’s first stage, which received a Very Good rating – the highest rating to be received by housing estates in Poland. 65% of all available apartments have already been purchased within three months after construction began.

Two buildings consisting of a total of 125 apartments will be built at the corner of Postępu and Konstruktorska Streets as part of Stage I of Yareal's new investment in Warsaw's Służewiec district. The larger, corner building will include 102 apartments, whereas the second, smaller one will house just 23.

"When designing the Pozytywny Mokotów estate, we felt that it was very important to take advantage of its greatest assets. One of them is its location. Służewiec is one of Warsaw’s most dynamically developing districts, the character of which has changed very favorably in recent years due to the development of housing investments in the area. It’s connected with the city center through a modern tram line, numerous buses and a metro line – through the Wierzbno metro station – which is located only a few bus stops away. These assets – together with its proximity to the Galeria Mokotów shopping center, the S79 and Chopin Airport – are the reasons why the investment was awarded a maximum number of points in the "Transportation" category by independent BREEAM assessors. Earning yet another BREEAM certificate for one of our housing investments strengthens Yareal's position as the undisputed leader in green real estate development in Poland” – says Yareal General Manager, Jacek Zengteler.

The investment’s land use and ecology plan, as well as its energy saving and waste management plans, were also very highly rated. Pozytywny Mokotów was designed with the consequences of climate change in mind, and will be built from particularly durable materials resistant to harmful atmospheric changes and other factors. An investment analysis has also confirmed a 20% difference in energy savings when comparing the investment to a standard building built in accordance with applicable legal requirements.

Pozytywny Mokotów will have a total of 7 residential buildings, featuring 600 apartments and an internal open area with a length of nearly 200 m. This internal, green plot will provide future residents with access to common areas designed for relaxation and recreation, as well as private gardens located on the ground floor. Immediate surroundings will include numerous retail points and a public square.

Stage I of the investment focuses on the most popular 2- and 3-room apartments, although Yareal’s offer also includes larger and smaller apartments ranging from 34 to 108 square meters. An underground garage will include 148 parking spaces, and some of these will be equipped with electric vehicle charging stations as per residents’ requests. All apartments will include a FIBARO smart home management system as a standard.

Stage I of the Pozytywny Mokotów investment is scheduled to be completed in the second quarter of 2021. The Hermanowicz Rewski Architects studio is responsible for designing the estate.

Construction has commenced for the first stage of SOHO by Yareal

Yareal has just launched construction of the SOHO 18 residential building, the first to be developed as part of the SOHO by Yareal mixed-use residential project located in Warsaw’s Praga Południe district.

Expand

SOHO 18 will consist of 131 flats of different sizes, ranging from 30 sq. m. studio apartments to 2-, 3- and 4-bedroom units spanning over 100 sq. m. SOHO by Yareal will be situated on brownfield land in the Kamionek neighborhood in Warsaw’s Praga Południe district, at the corner of Żupnicza and Chodakowska Streets. This project is a vital element of a wider urban renewal scheme for this part of the city. Unibep S.A. has been selected as the general contractor for SOHO 18.

Although construction of SOHO by Yareal has just begun, over 40 percent of the investment’s apartments have already been sold. SOHO 18, designed by the prestigious Hermanowicz Rewski Architekci studio, blends in seamlessly with the residential and historic industrial buildings surrounding the SOHO by Yareal complex. An urban development plan for this entire area was created in consultation with Warsaw’s authorities as well as the city’s Historic Preservation Officer, thanks to which this unique architectural concept spanning over 5 hectares and bounded by Mińska, Chodakowska, Żupnicza and Bliska Streets will be a perfect fit into the district’s urban fabric, complimenting historic loft buildings hidden amongst modern residential and retail architecture. Ultimately, SOHO by Yareal is to become a multi-purpose and diverse building complex that offers comfortable living conditions as well as opportunities for residents to spend their time in an attractive metropolitan setting.

The multi-stage project will combine post-industrial elements, that this particular area is well known for, with modernist design. In the future, SOHO by Yareal residents will have direct access to an internal linear park surrounded by apartments, gardens and recreational areas, as well as multiple service and retail points that will enrich the district’s current cultural, artistic and restaurant offer. The SOHO 18 residential building is the first stage of a project creating a multi-purpose urban complex that will comprise of historic post-industrial landmarks, current residential architecture and future stages of the SOHO by Yareal investment” – explains Jacek Zengteler, Yareal Polska Board Member and the head of the Department of Housing Investment.

The entrance to the mainly south- and west-facing Soho 18 building will lead through an impressive, irregularly-shaped, two-story lobby and reception area. Cascading balconies and terraces will culminate at a linear park that will include sport and recreation areas and as well as playgrounds for children. The modernist character of SOHO 18, inspired by its surrounding loft buildings, will be expressed by the use of industrial materials such as raw concrete, Corten steel as well as steel finishes.

Under the requirements of sustainable building, SOHO 18’s location and its surrounding public transport amenities had an impact on the investment’s evaluation. The building itself, as well as the entire complex, will be BREEAM certified which signifies their compliance with the highest green building standards and confirms the use of environmentally-friendly solutions. Moreover, every owner of a SOHO 18 apartment will receive a cutting-edge smart home starter pack which will include wireless systems for remote home management by leading smart home solutions manufacturer FIBARO. These solutions will allow residents to, among others, remotely manage their power consumption and home security.

SOHO by Yareal will stand in the vicinity of the second largest park in Warsaw – Skaryszewski Park and Kamionkowskie Lake – in the increasingly popular southern part of the capital’s Praga district. Residents will have access to numerous public transport links including trams, buses, and a third metro line in the future – one station of which is to be built in Kamionek. Residents can also get to Warsaw’s city center, which is located just 5 km away, by using one of the urban trains departing from the nearby Warsaw Wilenska Station, or via the recently extended second line of the Warsaw Metro.

Yareal to build the Pozytywny Mokotów estate in Warsaw’s Służewiec district

Yareal Polska is to start the first stage of the construction of the new Pozytywny Mokotów estate.

Expand

Two buildings, which will host a total of 125 apartments, will be erected at the corner of Postępu and Konstruktorska Streets. Nearly half of all the estate’s available apartments have already been sold. As part of the project’s first stage, Yareal Polska will rebuild a section of Postępu Street located near the estate, adding new pavement and a bike lane. Finetech Construction Sp. z o.o. has been chosen as this investment’s general contractor.

The new estate will be located on a 2-hectare plot that’s only a short walk away from the Galeria Mokotów shopping center. As part of the investment’s first stage, Yareal is building a 102-apartment housing estate at the corner of Postępu and Konstruktorska Streets. Another building with the capacity of 23 apartments will be built right next to it. The real estate developer still has apartments ranging from 34 to 108 m2 on offer.

"Pozytywny Mokotów fits perfectly into the district’s transformation plan, which has been in the works for several years. People who work in nearby offices or invest in apartments for rent tend to most willingly buy real estate located in the Służewiec district. Yareal's investment doesn’t just include residential and commercial premises, but also an internal garden around which the entire estate will be based. All of the estate’s buildings will have access to this over 200-meter-long pedestrian zone, which will feature a garden that will complement the estate with its carefully selected greenery. This zone will feature both community areas with squares and playgrounds, as well as private gardens" – explains Jacek Zengteler, Yareal Board Member responsible for the development of the company’s housing investments.

many positive changes have taken place in the Służewiec district over recent years, leading to an elevation in the area’s role as a residential zone and the improvement of its infrastructure. Thanks to numerous housing investments, the district’s post-industrial-office character has finally been dispelled. Moreover, it is now much easier to commute by car, public transport, or tram now that Marynarska Street has been rebuilt. A project to create a linear park along the former railway siding from Suwak to Postępu Streets is also in the works.

Ultimately, Pozytywny Mokotów will include 7 buildings offering over 600 apartments. These apartments will be of the most sought-after type, i.e. small- and medium-sized flats. Building frontages will feature both commercial and community spaces.

An underground garage for the estate’s first phase will offer 148 parking spaces, some of which will be equipped with individual electric car charging stations. The Pozytywny Mokotów project has been certified with the BREEAM sustainable development certificate and has been awarded a Very Good grade. This is the highest grade that has been awarded to only a handful of housing investments in Poland. Moreover, as a standard, all apartments will be equipped with smart home management solutions developed by the industry-leading company Fibaro.

The first stage of the Pozytywny Mokotów estate is scheduled for completion in the second quarter of 2021. The next phase of the investment is scheduled to begin next year. Hermanowicz Rewski Architects, a very reputable architectural studio, is responsible for the investment’s architectural design.
