Serviced offices operator will move into NEOPARK

New Work Offices, a company that provides serviced office solutions, will lease nearly 2,500 sq. m. of office space at the NEOPARK office building.


The new tenant will move into the office complex built by Yareal at the intersection of Cybernetyki and Wynalazek Streets in the first quarter of 2019. New Work Offices, which began operating in Poland in 2017, has signed a lease contract with NEOPARK for a duration of 13 years.

 

New Work will offer flexible office solutions on the office building’s fourth floor as well as operate a meeting and conference center on the ground floor. NEOPARK’s new tenant will occupy the complex’s entire top floor and part of building A’s ground floor. Yareal was advised by JLL during the lease term negotiation process, whereas New Work was represented by Savills.

 

We chose NEOPARK for such a long, 13-year lease due to its prime location in the attractive southern part of the Służewiec district. NEOPARK is the fourth Warsaw location for New Work. With this lease we expand our work space to approx. 10,500 sq m in Warsaw. We aim to further increase it to at least 12,000 sq m by the end of the year. This will soon give our clients the opportunity to participate in our extended service network provided in over 5 locations in Warsaw” - said New Work’s CEO Hubert Abt.

 

Construction of the NEOPARK complex, which will consist of two office buildings with a total area of 24,000 sq. m., is nearing completion. The 12,000 sq. m. Building A was already made available to tenants in the summer of last year, and the identical building B is to be completed later this year.

Employees which will be working at NEOPARK will have access to numerous means of public transport – the office complex is located just a few minutes’ walk from several public transport lines and stops, with one of them being located directly in front of the main entrance to the NEOPARK complex. This office complex, built by Yareal, is located in the vicinity of the PKP Służewiec railway station, and is also freely accessible by bicycle thanks to a well-developed network of bicycle paths which were laid down by Yareal. Once construction is finalized, the NEOPARK complex will offer a total of 140 covered parking spaces for bicycles and an underground parking with a capacity for 271 cars, as well as 25 parking spaces which will be available at the street level.

Yareal launches sale of apartments at Royal Łazienki

Yareal has launched the sale of apartments at its cozy apartment complex, situated just 200 meters away from the South Gate of the Royal Łazienki Park.

The Vice Versa Residence is the fifth housing estate in Poland to be granted a sustainable building certificate

Yareal received its fifth BREEAM Interim certificate for sustainable buildings.

The company’s Vice Versa Residence housing estate, which is being built in the Wola district near the business center by Daszyński Roundabout, was awarded the certificate along with a “Very Good” rating. The Vice Versa Residence will be one of the very first housing estates in Poland to offer its residents the possibility of installing a private charging station for their electric vehicles next to their underground garage parking spots.
 
The Vice Versa Residence is a building complex composed of two multidwelling buildings which will offer a total of 181 luxury apartments. The estate is planned around a lush, central garden which will be divided into relaxation and leisure zones for both children and adults. The Vice Versa Residence received the very best rating in the Land Use and Ecology category during an audit that was carried out as a part of the BREEAM certification process.
 
 “A computer simulation of the housing estate was performed in order to predict its energy consumption levels. Thanks to the simulation, it was possible to establish predicted CO2 emission levels as well as the amount of energy that will be used to provide residents with necessary utilities such as heating and hot water. Both of the estate’s buildings will be fitted with energy-efficient LED lighting with daylight sensors and energy-saving lifts. Moreover, a professional ecologist was hired to increase the biodiversity of the estate’s courtyard environment – there will be birdhouses and water fountains spread throughout the estate, not to mention a wide variety of plants that were specifically chosen to benefit the local fauna and flora. We made sure to select native varieties of plants since they're much accustomed to the local climate and don't require much watering”– said Jacek Zengteler, Yareal Polska Board Member and Head of Residential.


The Vice Versa Residence, which is currently under construction at the intersection of Przyokopowa and Szarych Szeregów Streets, was also given a very high rating in the Transport category by BREEAM’s assessor. Its excellent location ensures great access to other city districts thanks to which the Vice Versa Residence was awarded the maximum number of points in this particular category.
 
Yareal holds the Polish record for the number of housing estates which have been awarded sustainable building certificates. Half of the 10 BREEAM-certified residential investments that are presently in Poland were constructed by Yareal. Last year, the company decided that all subsequent housing investments will be built to meet BREEAM’s strict scientifically rigorous requirements. Apart from the Vice Versa Residence, 4 other Yareal investments (Strefa Wilanów, Rezydencja Chrobrego, Eden Włodarzewska and Sienna 65) were also awarded BREEAM Interim certificates. Over 700 families will live at the company's five housing investments.

Construction of Vice Versa Residence Kicks Off – New Flats Near Rondo Daszyńskiego

Yareal starts the construction of yet another investment in Warsaw – Vice Versa Residence.

The developer has already got legally valid construction permit and it has selected the general contractor - Przedsiębiorstwo Budowlane Unimax. Vice Versa Residence will be one of the very first residential investments in Poland offering the possibility to assemble charging station for e-vehicle next to the resident’s parking place in the underground parking. Even before the construction works started, over 0% of 180 apartments with increased standard, which will be built at the intersection of Przyokopowa and Szarych Szeregów Streets in close Wola quarter, had been sold.

Design, prepared by renowned studio HRA Architekci, envisages the erection of coherent development consisting of two buildings with an outer courtyard, creating a friendly, carefully designed space with outdoor furniture and ornamental greenery. A characteristic element of the design consists in half-open, elegant entrance zone separating public part and private patio. Central part of the residential estate will be covered by a square with trees and bushes and designated kids and adults zones.

“We’ve put a lot of work into the architectural design, so the apartments wouldn’t be the only functional and attractive element. Vice Versa Residence will surely stand out with the quality and useful design of common spaces – both, green outside as well as inside. We pay great attention to characteristic details, in order to make the investment special. Hence, a subtle motive of the letter ‘V’ repeated in many spots on the common area elements, inter alia, on balustrades of the balconies, on the wall by the entrance to the lobby with city furniture in the arcade and full-grown trees in the courtyard,” explains Jacek Zengteler, Member of the Board, Head of Residential, Yareal Polska.

There will be the total of 180 flats with very diversified area – between 28 and over 150 sqm – in Vice Versa Residence. All of them will have loggias, while the apartments located on top floors will also have spacious 150-sqm terraces with impressive view over the skyline of the centre of Warsaw. Three service points will be provided on the ground floor.

Commissioning of Vice Versa planned for the summer of 2020 will significantly improve the quality of urban space in the dynamically transforming, post-industrial region of close Wola quarter. Thanks to the second metro line and the fast development of Rondo Daszyńskiego region, it is now one of the most promising quarters of Warsaw. It will take only a few minutes by walk for the Vice Versa residents to get to the office district and Rondo Daszyńskiego metro station.

Construction of Sienna 65 apartment building overlooking Warsaw skyline

This July, construction of 10-storey apartment building at 65 Sienna Street, only 200 m from Rondo ONZ, will commence.

Yareal sold over 60% of the 80 apartments even before the construction started. The developer has just selected the general contractor for this prestigious investment – Fundamental Group.

Sienna 65 apartment building will be erected in high standard. The façade will be embellished with noble finishing materials and unusual pots for greenery – designed especially for this particular investment. Thanks to them, the residents of functional apartments which can be freely arranged, will obtain green balconies diversifying the façade’s rhythm. Entrance to the apartments will lead through a representative, carefully designed lobby with specious reception desk, perfectly visible from the outside thanks to the glass wall.

The building, designed by Maas Projekt studio, will be erected amongst urban tenement houses from the turn of the 19th and 20th century and modernistic post-war residential buildings. Nowogrodzka Square Office Building with Urban Passage Ready to Welcome Tenants
