DuPont on the top floor of the Nowogrodzka Square office building

The Polish branch of global research group DuPont has chosen the Nowogrodzka Square office building for its headquarters.

Expand

Sixty percent of Yareal’s flagship 11,500 sq. m. investment has already been leased. The new tenants will move into Nowogrodzka Square in March of next year, occupying over 700 sq. m. of the building’s top floor; giving them exclusive access to a large terrace with a view of the Warsaw skyline.

DuPont is a company with a 200-year tradition which provides solutions for, among others, the automotive, food, electronics and construction industries. This global leader in innovation and scientific solutions chose the Nowogrodzka Square office building, built by Yareal in downtown Warsaw, for its headquarters. Yareal’s flagship investment, located a few minutes’ walk from the Central Railway Station, won the Best Constructed Certified Green Building award in a competition organized by the Polish Green Building Council at the beginning of October.

Sustainable development, innovation, and caring for the environment are a part of our company’s DNA, therefore the decision to choose the Nowogrodzka Square office building goes hand-in-hand with DuPont’s global policy. We also took a number of factors into consideration while choosing a location for our headquarters, including the comfort of our team which, thanks to the building’s location, will be able to access it through practically all means of transportation – from trams and buses to the railway, metro lines and bicycles”  – said Andrzej Pałka, Country Manager, DuPont Poland Sp. z o.o.

Receiving the award for the Best Certified Green Building is a huge success. As part of this extraordinary investment, we not only constructed the office building itself, but also an attractive urban walkway connecting Nowogrodzka Street with Aleje Jerozolimskie. I am convinced that DuPont employees will feel comfortable here; taking advantage of both the walkway and all the amenities and services it has to offer, as well as the terrace” – stated up Eric Dapoigny, President of Yareal Poland.

Nowogrodzka Square is the only modern office building located on this part of Aleje Jerozolimskie. The facade of the building was composed by combining raw concrete walls and an exclusive, semi-transparent onyx in hinged windows. The project – along with its publicly accessible, 100-foot pedestrian walkway – has been incorporated into the modernist and historic tenement houses in the area, which were built at the beginning of the 20th century. Nowogrodzka Square was built in accordance with the highest requirements for ecological construction, as confirmed by its Excellent BREEAM certification.

A typical floor at the Nowogrodzka Square complex offers nearly 2,000 sq. m. of modern and easy-to-arrange office space. The building also has an underground garage that can accommodate up to 148 cars, as well as a dedicated parking area for bicycles.

DuPont was represented by Colliers throughout the process of negotiating its terms of lease with Yareal.

Serviced offices operator will move into NEOPARK

New Work Offices, a company that provides serviced office solutions, will lease nearly 2,500 sq. m. of office space at the NEOPARK office building.

Expand

The new tenant will move into the office complex built by Yareal at the intersection of Cybernetyki and Wynalazek Streets in the first quarter of 2019. New Work Offices, which began operating in Poland in 2017, has signed a lease contract with NEOPARK for a duration of 13 years.

New Work will offer flexible office solutions on the office building’s fourth floor as well as operate a meeting and conference center on the ground floor. NEOPARK’s new tenant will occupy the complex’s entire top floor and part of building A’s ground floor. Yareal was advised by JLL during the lease term negotiation process, whereas New Work was represented by Savills.

We chose NEOPARK for such a long, 13-year lease due to its prime location in the attractive southern part of the Służewiec district. NEOPARK is the fourth Warsaw location for New Work. With this lease we expand our work space to approx. 10,500 sq m in Warsaw. We aim to further increase it to at least 12,000 sq m by the end of the year. This will soon give our clients the opportunity to participate in our extended service network provided in over 5 locations in Warsaw” - said New Work’s CEO Hubert Abt.

Construction of the NEOPARK complex, which will consist of two office buildings with a total area of 24,000 sq. m., is nearing completion. The 12,000 sq. m. Building A was already made available to tenants in the summer of last year, and the identical building B is to be completed later this year.

"One of NEOPARK’s main advantages is the fact that its design allows for tenants to freely arrangement the space they lease and adapt it to their individual needs. This feature will certainly make functioning easier for the offices of all companies that will be located in our complex. Our design and project were adapted to meet the expectations of our youngest generation of leasers, i.e. Millennials, who are fast becoming a dominant group on the labor market” – said Eric Dapoigny, President of Yareal Polska.

Employees which will be working at NEOPARK will have access to numerous means of public transport – the office complex is located just a few minutes’ walk from several public transport lines and stops, with one of them being located directly in front of the main entrance to the NEOPARK complex. This office complex, built by Yareal, is located in the vicinity of the PKP Służewiec railway station, and is also freely accessible by bicycle thanks to a well-developed network of bicycle paths which were laid down by Yareal. Once construction is finalized, the NEOPARK complex will offer a total of 140 covered parking spaces for bicycles and an underground parking with a capacity for 271 cars, as well as 25 parking spaces which will be available at the street level.

Łazienki Park Residence, a prestigious investment housing 64 apartments, will contribute to the very elegant frontage of 29 Listopada Street in the Ujazdów district in Warsaw.

Łazienki Park Residence will be situated in a unique location in Warsaw’s City Center – right next door to the Royal Łazienki Park. This neighborhood is well-known not only for its historic legacy, but also due to the presence of many foreign diplomatic missions. The address and the nature of Yareal’s new apartment complex combine everything one could expect from residential buildings located in the heart of the world’s biggest cities. This is undoubtedly one of the most interesting luxury housing projects to come to fruition in recent years.

This complex, that’s currently being built in the vicinity of Warsaw’s Royal Łazienki Park, is something more than just a residential building. It’s a building with its own soul; a project inspired by the very best characteristics of interwar architecture. The main theme of this investment is its roundings, which are visible on the building’s interiors and at the half-rounded corners of its facade. They bring out the building’s unique character. The shimmering roundings of its facade and metal balcony railings highlight the modernist style of the Łazienki Park Residence complex” – says Jacek Zengteler, Yareal Polska Board Member, Head of the company’s Residential Department.

The complex’s meticulously designed common areas are further proof of the building’s unique character. Designers took great care in choosing the right colors, textures, lighting and natural materials for the surface finish. The complex beautifully blends into the local environment thanks to the presence of greenery on the walls and in the building’s common and private areas.

Yareal’s apartment complex in the vicinity of Royal Łazienki houses luxurious apartments from compact ones to spacious penthouses with extensive balconies and terraces. The largest apartments will be situated on the upper floors, with a floor-to-ceiling height of 3 m. All the apartments have their own balconies, loggias or terraces and ground-floor apartments have connecting private gardens. Selected apartments will also feature winter gardens.

This Yareal investment has been designed by the reputable architectural studio HRA Architects, which took the utmost care in designing this investment’s elegant proportions and discreet, timeless details. The complex’s entrance from Listopada Street will lead to an elegant reception lobby and will ensure the surveillance of both pedestrian and vehicle traffic. The underground garage features 95 parking spaces and 32 storage and bicycle rooms. Most of the apartments are designed in such a way that they can be combined, giving future residents even greater possibilities in arranging their living space. Rounded balcony separators feature convenient lockers where residents can store whatever they wish, such as garden furniture.

The ground floor features a fitness and relaxation area intended for various physical activities that will be open to all residents. The space is designed for everyday trainings and equipped with several fitness machines, and the relaxation area features a sauna and a terrace with sunbeds.

Łazienki Park Residence is fully adapted to the needs of people with disabilities. The building features a number of pro-environment solutions and has been BREEAM-certified at a Very Good level. Future residents of all the apartments will receive a package of Fibaro Smart Home solutions that will facilitate the management of their household appliances and security system. At the request of a customer, parking spaces in the garage can be equipped with individual battery chargers for electric vehicles.

Construction of the Łazienki Park Residence complex will begin at the turn of 2018 and 2019.

The Vice Versa Residence is the fifth housing estate in Poland to be granted a sustainable building certificate

Yareal received its fifth BREEAM Interim certificate for sustainable buildings.

Expand

The company’s Vice Versa Residence housing estate, which is being built in the Wola district near the business center by Daszyński Roundabout, was awarded the certificate along with a “Very Good” rating. The Vice Versa Residence will be one of the very first housing estates in Poland to offer its residents the possibility of installing a private charging station for their electric vehicles next to their underground garage parking spots.

The Vice Versa Residence is a building complex composed of two multidwelling buildings which will offer a total of 181 luxury apartments. The estate is planned around a lush, central garden which will be divided into relaxation and leisure zones for both children and adults. The Vice Versa Residence received the very best rating in the Land Use and Ecology category during an audit that was carried out as a part of the BREEAM certification process.

“A computer simulation of the housing estate was performed in order to predict its energy consumption levels. Thanks to the simulation, it was possible to establish predicted CO2 emission levels as well as the amount of energy that will be used to provide residents with necessary utilities such as heating and hot water. Both of the estate’s buildings will be fitted with energy-efficient LED lighting with daylight sensors and energy-saving lifts. Moreover, a professional ecologist was hired to increase the biodiversity of the estate’s courtyard environment – there will be birdhouses and water fountains spread throughout the estate, not to mention a wide variety of plants that were specifically chosen to benefit the local fauna and flora. We made sure to select native varieties of plants since they're much accustomed to the local climate and don't require much watering”– said Jacek Zengteler, Yareal Polska Board Member and Head of Residential.

The Vice Versa Residence, which is currently under construction at the intersection of Przyokopowa and Szarych Szeregów Streets, was also given a very high rating in the Transport category by BREEAM’s assessor. Its excellent location ensures great access to other city districts thanks to which the Vice Versa Residence was awarded the maximum number of points in this particular category.

Yareal holds the Polish record for the number of housing estates which have been awarded sustainable building certificates. Half of the 10 BREEAM-certified residential investments that are presently in Poland were constructed by Yareal. Last year, the company decided that all subsequent housing investments will be built to meet BREEAM’s strict scientifically rigorous requirements. Apart from the Vice Versa Residence, 4 other Yareal investments (Strefa Wilanów, Rezydencja Chrobrego, Eden Włodarzewska and Sienna 65) were also awarded BREEAM Interim certificates. Over 700 families will live at the company's five housing investments.

Yareal implements numerous pro-ecological solutions and facilities for all residents of its new housing estates. Moreover, each Vice Versa Residence apartment will be equipped with smart home solutions developed by the international smart home market leader Fibaro.

Construction of Vice Versa Residence Kicks Off – New Flats Near Rondo Daszyńskiego

Yareal starts the construction of yet another investment in Warsaw – Vice Versa Residence.

Expand

The developer has already got legally valid construction permit and it has selected the general contractor - Przedsiębiorstwo Budowlane Unimax. Vice Versa Residence will be one of the very first residential investments in Poland offering the possibility to assemble charging station for e-vehicle next to the resident’s parking place in the underground parking. Even before the construction works started, over 0% of 180 apartments with increased standard, which will be built at the intersection of Przyokopowa and Szarych Szeregów Streets in close Wola quarter, had been sold.

Design, prepared by renowned studio HRA Architekci, envisages the erection of coherent development consisting of two buildings with an outer courtyard, creating a friendly, carefully designed space with outdoor furniture and ornamental greenery. A characteristic element of the design consists in half-open, elegant entrance zone separating public part and private patio. Central part of the residential estate will be covered by a square with trees and bushes and designated kids and adults zones.

“We’ve put a lot of work into the architectural design, so the apartments wouldn’t be the only functional and attractive element. Vice Versa Residence will surely stand out with the quality and useful design of common spaces – both, green outside as well as inside. We pay great attention to characteristic details, in order to make the investment special. Hence, a subtle motive of the letter ‘V’ repeated in many spots on the common area elements, inter alia, on balustrades of the balconies, on the wall by the entrance to the lobby with city furniture in the arcade and full-grown trees in the courtyard,” explains Jacek Zengteler, Member of the Board, Head of Residential, Yareal Polska.

There will be the total of 180 flats with very diversified area – between 28 and over 150 sqm – in Vice Versa Residence. All of them will have loggias, while the apartments located on top floors will also have spacious 150-sqm terraces with impressive view over the skyline of the centre of Warsaw. Three service points will be provided on the ground floor.

Commissioning of Vice Versa planned for the summer of 2020 will significantly improve the quality of urban space in the dynamically transforming, post-industrial region of close Wola quarter. Thanks to the second metro line and the fast development of Rondo Daszyńskiego region, it is now one of the most promising quarters of Warsaw. It will take only a few minutes by walk for the Vice Versa residents to get to the office district and Rondo Daszyńskiego metro station.

Similarly to all Yareal’s residential investments, Vice Versa residential estate is constructed in line with the rules of the BREEAM ecological system. Thanks to environmentally-friendly solutions, Vice Versa Residence complex will consume less energy than standard buildings, while its inhabitants will enjoy, inter alia, thermal comfort and optimal access to daylight. High biodiversity will be ensured by green areas designed by a professional ecologist with native species of plants changing colours of flowers and leaves throughout greater part of the year.

Also other facilities account for the ecological character of the investment, e.g. owners of Vice Versa flats will be able to order personal charging station for e-vehicles next to their parking places in the underground parking. Additionally, all apartments will be equipped by default with smart home package by Fibaro. The system steers, manages and monitors home appliances, thus ensuring control and efficient use of available solutions.

More information about Vice Versa Residence and pro-ecological solutions implemented by Yareal can be found on the website: https://www.yareal.pl/vice-versa.
