Yareal with a new investment project in Warsaw’s Mokotów district
Yareal has launched presales of apartments in its new residential project – Pozytywny Mokotów.
This three-stage investment in Warsaw’s Mokotów district is just a few minutes’ walk from the Galeria Mokotów shopping mall. Ultimately, Yareal is planning to erect an estate composed of over 600 apartments in 7 buildings, creating an urban frontage in the heart of the Służewiec neighborhood. Over 20 percent of apartments have already been reserved just a few weeks after the investment’s sales office were opened.
As part of the Pozytywny Mokotów project, Yareal will create an almost 200-meter-long green walkway encircled by private gardens as well as shared squares and playgrounds. On the street-facing side of the investment, both buildings will form a compact urban frontage separating the estate from any urban noise. The investment was designed in such a way as to have a positive, citygenic effect on the entire neighborhood.
Pozytywny Mokotów is yet another investment designed to improve the quality of life in the Służewiec district, which is dominated by post-industrial and office buildings, by adding much needed residential and service points. Yareal has a new general manager
Jacek Zengteler, Yareal Polska Board Member and the head of Residential, has been appointed the company’s new general manager.
In his new role, Jacek will be responsible for overseeing all operational departments.
Over the last 15 years, the company has built a sizable land portfolio with multiple projects in various stages of development and become an important player on the residential and office market. Currently, Yareal is preparing the next stage of its expansion / growth and that prompted the company`s Board to create a new position of the general manager responsible for implementing the strategy and overseeing the results.
Jacek Zengteler, who joined Yareal four years ago as head of Residential, has been in real estate development for 17 years. Since September 2016, as a Board Member responsible for residential projects, he not only increased the number of housing investments but also significantly expanded Yareal’s operations.

Yareal is currently undertaking the biggest office investment in its history. The LIXA complex, located near the Daszyńskiego Roundabout in Warsaw’s Wola district, will offer 65,000 square meters of office space, a third of which will be occupied by the new headquarters of BNP Paribas. Two buildings to will be erected in the project’s first stage have already been purchased by a South Korean fund, Hana Investment Co. Ltd. Additionally, Yareal has been finalizing the lease of Nowogrodzka Square, a cozy office complex located in the center of the Polish capital, in recent months. This prestigious 11,500-square meter office building, located near the Central railway station, has already leased 80 percent of its available space. Moreover, the company has just completed the lease of another investment located in Warsaw’s Służewiec district. The entire second building of the Neopark complex, which covers 24,000 square meters, was let to cellular telecommunications provider Play. By the end of 2019, Yareal wants to deliver several hundred apartments to buyers in three completed investments in the Szczęśliwice, Wilanów and Stare Włochy districts. These are the first multi-family properties developed by Yareal to be awarded with BREEAM certificates. Meanwhile, the company is also working on six more residential investments in Warsaw, and is planning to launch its first project in Gdańsk early next year. Construction has commenced for the first stage of SOHO by Yareal
Yareal has just launched construction of the SOHO 18 residential building, the first to be developed as part of the SOHO by Yareal mixed-use residential project located in Warsaw’s Praga Południe district.
SOHO 18 will consist of 131 flats of different sizes, ranging from 30 sq. m. studio apartments to 2-, 3- and 4-bedroom units spanning over 100 sq. m. SOHO by Yareal will be situated on brownfield land in the Kamionek neighborhood in Warsaw’s Praga Południe district, at the corner of Żupnicza and Chodakowska Streets. This project is a vital element of a wider urban renewal scheme for this part of the city. Unibep S.A. has been selected as the general contractor for SOHO 18.
Although construction of SOHO by Yareal has just begun, over 40 percent of the investment’s apartments have already been sold. SOHO 18, designed by the prestigious Hermanowicz Rewski Architekci studio, blends in seamlessly with the residential and historic industrial buildings surrounding the SOHO by Yareal complex. Yareal to build the Pozytywny Mokotów estate in Warsaw’s Służewiec district
Yareal Polska is to start the first stage of the construction of the new Pozytywny Mokotów estate.
Two buildings, which will host a total of 125 apartments, will be erected at the corner of Postępu and Konstruktorska Streets. Nearly half of all the estate’s available apartments have already been sold. As part of the project’s first stage, Yareal Polska will rebuild a section of Postępu Street located near the estate, adding new pavement and a bike lane. Finetech Construction Sp. z o.o. has been chosen as this investment’s general contractor.
The new estate will be located on a 2-hectare plot that’s only a short walk away from the Galeria Mokotów shopping center. As part of the investment’s first stage, Yareal is building a 102-apartment housing estate at the corner of Postępu and Konstruktorska Streets. Another building with the capacity of 23 apartments will be built right next to it. The real estate developer still has apartments ranging from 34 to 108 m2 on offer.

Moreover, it is now much easier to commute by car, public transport, or tram now that Marynarska Street has been rebuilt. A project to create a linear park along the former railway siding from Suwak to Postępu Streets is also in the works.
Ultimately, Pozytywny Mokotów will include 7 buildings offering over 600 apartments. These apartments will be of the most sought-after type, i.e. small- and medium-sized flats. Building frontages will feature both commercial and community spaces.
An underground garage for the estate’s first phase will offer 148 parking spaces, some of which will be equipped with individual electric car charging stations. The Pozytywny Mokotów project has been certified with the BREEAM sustainable development certificate and has been awarded a Very Good grade. This is the highest grade that has been awarded to only a handful of housing investments in Poland. The first stage of the Pozytywny Mokotów estate is scheduled for completion in the second quarter of 2021. The next phase of the investment is scheduled to begin next year. PLAY chooses a Yareal office building for its new headquarters
PLAY’s new headquarters will occupy 11,000 sq. m. of office space at the NEOPARK complex.
The telecommunications operator will occupy most of building B of the NEOPARK office complex located in Mokotów’s business district. A lease agreement has been signed for 5 years.
NEOPARK consists of two office buildings that are mirror images of one another. PLAY’s headquarters will occupy all of the available space at building B, which was completed just a few months ago.

Yareal will build apartments surrounded by lush greenery in Warsaw’s Dolny Mokotów district
Yareal will soon begin construction of three private apartment buildings located in Warsaw’s Mokotów district.
Pre-sales of the first 27 apartments in two-story, low-rise buildings situated near a 6-acre park have just been launched. Yareal’s latest investment, which will provide a total of 93 apartments, is part of a larger urban development plan for the vast green area below the Warsaw Escarpment, which extends all the way up to the intersection of Sikorskiego and Wilanowska Streets.
Dolina Mokotów Residence will be located in the Warsaw Protected Landscape Area. According to the district’s urban development plan, all residential investments below the Warsaw Escarpment are to form a garden district where at least 60% of the area must be “biologically active”, which will provide residents with access to large, freely accessible green areas. From the west, Yareal’s low-rise private apartment buildings will overlook a big public park. Apart from various trees, shrubs and bodies of water, the 6-acre green enclave right next to Dolina Mokotów Residence will also feature active rest infrastructure.
