SOHO by Yareal – a brand-new green investment with limited motor vehicle access
SOHO by Yareal is a multifunctional complex in Warsaw's Kamionek neighborhood which will connect a series of residential buildings, containing approximately 900 apartments, with an array of commercial outlets.
The center point of the SOHO by Yareal complex – Yareal’s largest residential investment to date – will be a linear park built on revitalized, post-industrial architecture that separates the residential area from commercial space. Yareal representatives recently laid the investment's foundation stone with the help from Warsaw's deputy mayor and representatives of the project’s designer and general contractor.
The implementation of the SOHO by Yareal project signifies the further revitalization of the post-industrial part of the Kamionek neighborhood; a process that began over a decade ago. The investment is an urban project for the development of over five hectares of former industrial space, whose past will be commemorated and integrated into the modern buildings. The first stage of the investment consists of the ongoing construction of the first multidwelling building – SOHO 18 – which will offer 131 apartments, over 70% of which have already been sold.
“Soho by Yareal is our flagship investment. The complex, the construction of which begins today, will combine many complementary functions. The first of the buildings – SOHO 18 – is a residential building with service areas on the ground floor. Additional buildings will be erected alongside Żupnicza Street and on Mińska Street to complement the development. I’d like to highlight that this project is more than just another housing estate – it is a carefully thought-out urban zone deeply connected with the area’s post-industrial heritage. These new apartments, supplemented with service points and commercial outlets, will serve new tenants as well as the area’s older residents alike. The creation of a linear park and our careful renovation of the surrounding historic buildings; whose value we will preserve and even try to emphasize, will serve as the perfect addition to our project’s new buildings” – said Yareal general manager Jacek Zengteler.
“The center point of the SOHO by Yareal complex will be a linear park spanning from east to west – a reference to the former post-industrial communication network and the greenery around it. This 200-meter long park, the heart of our urban project, will serve as a meeting place and a spot for rest and relaxation for local residents. Limited traffic in the area will provide maximum comfort. This green area will span across the entirety of the complex. It will separate seven residential buildings, whose appearance and lobby interiors will be stylized to mimic the neighboring post-industrial elements with the help of Corten surfaces, architectural concrete and brick, from any commercial space” – explains Soho by Yareal designer Błażej Hermanowicz from the HRA Architekci studio, which designed the complex and planned the revitalization and development of its surrounding historic buildings.
The largest residential investment in Yareal’s history will be erected at the intersection of Mińska, Chodakowska, Żupnicza and Bliska Streets. It will be located in the vicinity of Warsaw’s second-largest park – Skaryszewski Park and its Kamionkowskie Lake. Moreover, the “Mińska” metro station, planned as part of Warsaw’s new, third metro line is to be located at the intersection of Mińska and Stanisławowska Streets, which are just a few minutes’ walk away.
SOHO by Yareal is an unprecedented architectural project in Poland. It is the first investment in the country’s history to have to meet stringent requirements even during its planning phase. From the very beginning, the project will undergo very detailed certification under the BREEAM Communities system which is used to improve, measure and evaluate the social, economic and environmental aspects of green construction.
SOHO, together with Pozytywny Mokotów (ca. 700 apartments) and the LIXA office project (75,000 sq. m.), are Yareal’s three largest investments in Warsaw. They are a confirmation of the company’s confidence in the stability of the real estate market in the capital and show its readiness to actively participate in the process of revitalizing and creating new space in all of Warsaw’s zones by carrying out high quality housing and office projects.
