Yareal Secures €45 Million Investment Loan with PBB
Yareal Polska is delighted to announce the successful closing of a €45 million investment loan, with a term of 5 years, from pbb Deutsche Pfandbriefbank (pbb).
Recognized as a leading European commercial real estate finance specialist, this collaboration with pbb represents a significant step for Yareal's financial future.
This financing will empower Yareal to optimize its financial structure, primarily through refinancing the LIXA C office building. Additionally, it will provide the necessary capital for new land acquisitions, paving the way for Yareal's future revenue growth.

The LIXA C office building, boasting 20,000 sq. m. of useable area, is a significant part of the LIXA campus. Designed by the esteemed HRA studio, this property is in the heart of Warsaw's business center, the Wola district. It is just a short walk from the Rondo Daszyńskiego metro station. Presently, the building enjoys nearly 100% occupancy, generating a robust free cash flow.
LIXA D welcomes a new office tenant
A dynamically growing fintech company has leased nearly 2,600 m2 of office space in the LIXA D building, which is being erected as part of an office complex near the Warsaw’s Daszyński Roundabout.
The new tenant will occupy over 25% of the building’s commercial space.

The offices of the new tenant in LIXA D will be arranged on 2,600 m2 of space located on
the 4th and 5th floor of the building. The company will move into the office building at the end of 2024.
The LIXA D office building is the last building being erected as part of the largest office complex in the Yareal Polska’s portfolio. It is being developed on the west side of the publicly accessible LIXA City Gardens walkway, tying the entire complex together. LIXA D will deliver nearly 10,000 m2 of modern office space to the Warsaw market and will be ready to welcome tenants at the turn of the Q1 and Q2 of 2024.
The LIXA D building fits perfectly with Yareal Polska’s ESG-compliant sustainable development strategy. The project is powered by electricity from renewable sources. In addition, some of the environmentally-friendly, energy-saving solutions applied in the development include low-emission concrete and low-carbon recycled aluminium aimed at reducing the carbon footprint, and rainwater collection to irrigate vegetation. LIXA D as well as other parts of the complex will feature tilt windows, which will allow access to fresh air and, at the same time, help limit the use of air conditioning. What is more, high-speed energy recovery elevators, as well as modern LED lighting will be installed in LIXA D.
The underground part of the last stage of LIXA (including LIXA D and E buildings), which is under construction right next to a representative pedestrian walkway forming a new passage between Kasprzaka and Giełdowa streets, will have a total of 217 parking spaces. Some of them will be equipped with electric car chargers. Racks as well as showers and lockers are provided for tenants biking to work.

More companies choose LIXA E
A leading manufacturer of aluminum systems in Europe, Aluprof SA, has joined the tenant roster in the LIXA E building.
The 340 m2 of modern space located on the ground floor of the building will house the company’s office and Aluprof’s first showroom in Warsaw. The LIXA E building has also been chosen by the medical communications agency Unique Work for its new headquarters. The company has leased nearly 285 m2 of space, also on the ground floor. Next to the company’s office, there will be a state-of-the-art recording studio. The newest office building of Yareal Polska’s flagship investment is already more than 70% commercialized.
The LIXA E office building was erected as part of an office campus near the Daszyński Roundabout in Warsaw. It was developed on the west side of the public walkway LIXA City Gardens, tying together the entire LIXA complex, which will ultimately consist of five buildings with a total area of 77,000 m2. The LIXA E building has delivered nearly 18,000 m2 of modern office space to the Warsaw market.

The ground floor of LIXA E will be home to Aluprof SA’s office and the first Warsaw showroom for this recognized brand. It will be a place where architects, manufacturers and clients alike will have the opportunity to see Aluprof products in attractive arrangements. The lease agreement for 340 m2 of space in the LIXA E office building was signed for seven years. Brookfield Partners advised the tenant in the negotiation process.
The leading medical communications agency Unique Work has also chosen LIXA E. The company has many years of market experience and specializes in comprehensive marketing services for entities in the medical, pharmaceutical or Healthcare & Beauty sectors.
Unique Work has leased premises of 285 m2 in area at LIXA. They will house the company’s office and a state-of-the-art recording studio. Unique Work was advised in the negotiations with Yareal Polska by Patron Brokers, and the lease agreement was entered into for five years.
The LIXA E building was delivered in January 2024; like the remaining parts of the complex, it was completed in accordance with a sustainability strategy that puts ESG standards at the forefront. During the construction of the office building, only electricity from renewable sources (onshore wind farms) was used. The same sources of energy will power the building during its operation later on. Among others, low-carbon concrete for the entire structure as well as recycled low-carbon aluminum on the façades of the complex were used. In addition, the office building is designed with openable windows, which will reduce the use of air conditioning while still providing fresh air; high-speed energy recovery passenger lifts were installed inside the building, along with modern LED lighting. Rainwater will be collected to irrigate shrubs, perennials and lawns in public gardens. An ornamental pond will be created in the courtyard, where water mist will be sprayed on hot days.

Yareal Announces Launch of Apartment Sales in New SOHO Building
Yareal is pleased to announce the commencement of sales for 180 apartments in the newest addition to the SOHO by Yareal project, located in the Kamionek district of Warsaw.
The SOHO 12 building is set to enhance the architectural continuity of the area, complementing the streetscape alongside SOHO 10 and the recently unveiled SOHO 14 and SOHO 16. The groundbreaking for this latest phase is eagerly anticipated this spring.
SOHO 12 marks the culmination of the metropolitan façade at the northern edge of the SOHO by Yareal complex, situated on Żupnicza Street. The façade facing the street will feature white plaster adorned with distinctive motifs, while the park side will boast brick tile finishes. LIXA E with use permit
The LIXA E office building, built as part of the office complex near Warsaw’s Daszyński Roundabout, has been granted a use permit.
The building developed by Yareal Polska has provided the Warsaw market with almost 18,000 m2 of modern office space, designed and executed in line with the sustainable development strategy.
The LIXA complex located in the business heart of Warsaw, in the close Wola district, is the largest project in the Yareal Polska’s office portfolio. Upon completion, the complex will comprise five buildings totalling 77,000 m2. LIXA E, which has just been granted a use permit, has been developed as part of the final phase of campus.
LIXA E, located on the west side of the public passage LIXA City Gardens and linking the entire complex, has provided the Warsaw market with almost 18,000 m2 of modern office space, highly popular amongst tenants already at this stage. The occupancy rate in the LIXA E building is over 70%, and Yareal Polska is conducting advanced talks with businesses interested in having their future seats at LIXA.

Rainwater will be collected to irrigate shrubs, perennials and lawns growing in public gardens. A decorative pond will be made in the courtyard, around which water mist will be sprayed on hot days.

Yareal Obtains Financing for Additional LIXA Office Buildings
Yareal Polska and BNP Paribas Bank Polska have successfully concluded credit agreements totaling 63.8 million euros, enabling the development of the prestigious LIXA office project.
The funds will be predominantly allocated to finance the subsequent two phases of the LIXA campus office complex, which is under development in the business hub of Warsaw's Wola district. Additionally, the funding will provide Yareal with extra capital for acquiring new land and initiating more investment projects.
The construction of two more office buildings, LIXA D and E, will be undertaken with the backing of BNP Paribas Bank, continuing the longstanding collaboration established in the initial phases of Yareal's most significant investment to date. In the project's initial phase, completed three years ago, Yareal constructed the 22,000 sq. m. headquarters for BNP Paribas Bank. With credit agreements close to 64 million euros supporting the project's continued development, BNP Paribas is expanding its involvement in the LIXA project.

Yareal's flagship project is situated near Rondo Daszyńskiego in the capital city’s Wola district. When completed, it will consist of five office buildings with a total area of 77,000 sq. m., creating a campus-style complex centered around two lush courtyards. The first three office buildings, A, B, and C, offering a rental area of 48,000 sq. m., have already been finished and fully commercialized. The concluding phase, office buildings D and E, is rising on the western side of the metropolitan LIXA City Gardens passage, which unifies the entire complex. This 150-meter pedestrian zone connects Kasprzaka and Giełdowa Streets and is currently populated with new rental spaces offering services, dining options, and retail stores.
The LIXA complex, designed by the acclaimed HRA studio, has been certified in the BREEAM international sustainable building system, receiving an Excellent rating. This achievement is partly due to the implementation of various eco-friendly technologies and solutions. Aligning with ESG principles, the construction utilized low-emission concrete and hundreds of tons of low-emission recycled aluminum with a minimal carbon footprint. Yareal is also certifying the office complex under the WELL Health-Safety system, confirming the adherence to the highest safety standards, a crucial consideration, especially in light of pandemic risks.
Yareal Opens Linear Park, Apartments and Residences in Kamionek
The SOHO by Yareal complex in Warsaw's Kamionek district has recently expanded with a 300-meter linear public park alongside 55 apartments and 241 residences.
Yareal has completed this project's second and most pivotal phase, which encompasses the creation of the verdant axis, two cozy apartment buildings, and two additional high-standard residential buildings. On Saturday, December 16, an Open Day with various Christmas-themed activities, including a visit from Santa Claus, will be hosted at the estate. The park in SOHO by Yareal will be adorned with festive lights for Christmas and New Year's, enhancing the ambiance for residents and guests alike until the end of January next year.
Soon, nearly 300 families will be moving into the newly constructed apartments and residences by Yareal. From their arrival, they will have access to the newly established linear park, which sprawls across most of the block. The park boasts lush greenery with over 17,000 plants, including over 100 trees and shrubs. Some plants are preserved from the site's industrial past, while others have been transplanted in a complex and meticulous operation. The park also features nearly 40 maples, hornbeams, apple trees, and birches, some reaching 5 meters in height, alongside over a thousand hydrangeas of various types and 6,000 shrubs of different species.

During December and January, celebrating Christmas and New Year’s, the complex will be illuminated with decorative lights to highlight both the newly unveiled park and apartment buildings, which echo the area's industrial history. The site of SOHO by Yareal has a century-long history of hosting various manufacturing and production operations, including jute, ammunition, SHL motorcycles, Osa scooters, and, more recently, microscopes and binoculars. The Open Day event will feature a variety of attractions in the illuminated park, such as children's activities with Santa Claus and workshops for DIY Christmas decorations.
The apartments and residences in SOHO by Yareal are in high demand, partly due to their proximity to Warsaw's city center and the upcoming Mińska metro station. The area's appeal is further enhanced by its closeness to Błonia Kamionkowskie, Skaryszewski Park, one of Warsaw's largest parks, and Kamionkowski Lake. As part of the project's third phase, Yareal has recently started selling apartments and residences in the SPLENDOR and SOHO 10 buildings, which are quickly finding buyers.
SOHO by Yareal is envisioned to become a local hub, integrating residential, recreational, dining, and service functions, thus enabling residents to satisfy most of their daily needs on-site.
