SOHO 12 marks the culmination of the metropolitan façade at the northern edge of the SOHO by Yareal complex, situated on Żupnicza Street. It will reside between SOHO 10 and SOHO 14, seamlessly extending their design ethos, which reverberates with the site's industrial legacy. The façade facing the street will feature white plaster adorned with distinctive motifs, while the park side will boast brick tile finishes. The ground floor will incorporate Corten, previously utilized in neighboring structures, offering a unique aesthetic thanks to its its rust-colored patina.

„SOHO 12 stands out with its engaging façade that harmonizes with the overarching SOHO by Yareal concept. The diverse range of apartments, from one-bedroom to five-bedroom penthouses, spans from 30 sq. m. to 130 sq. m. The building’s varied height, spanning six to eight floors, allows for numerous apartments to enjoy spacious terraces. Echoing the design of adjacent buildings, SOHO 12 will gracefully descend towards the park, creating serene green courtyards. The recently inaugurated linear park and meticulously finished communal spaces further enrich the project's vibrant architecture and multifunctional essence,"  – explains Jacek Zengteler, President of Yareal.

Construction is slated to start this spring, introducing an elegant lobby as the main entrance and a strategically placed underground garage entrance off a parallel alley to Żupnicza Street. The ground level will feature five retail spaces, including three street-facing shops and two park-facing units, ideal for gastronomic ventures such as cafés or restaurants, complete with outdoor seating areas for guests.

SOHO by Yareal is set to evolve into a vibrant, multifunctional complex, centered around a 300-meter linear park, unveiled in December 2023. This green corridor, adorned with nearly 17,000 plants and over 100 trees, alongside landscaped squares and benches, has been developed to enrich the community's quality of life. Last year, residents were treated to new amenities including a community garden and a children's playground, meticulously designed to reflect the local community's aspirations. An innovative rainwater collection system ensures the sustainable irrigation of these verdant spaces.

The expansive 5-hectare SOHO by Yareal complex, comprising upscale apartments and condominiums, is poised to become home to approximately 900 families. Embracing the "15-minute city" philosophy, the development integrates residential, commercial, and leisure facilities, offering a holistic urban experience. This flagship project caters to the evolving demands of residents and visitors, fostering a lively communal atmosphere with accessible recreational spaces.

Adjacent to this dynamic complex is Skaryszewski Park, one of Warsaw's largest green spaces, enhancing the locale's appeal along with the nearby Kamionkowski Lake. The forthcoming Mińska metro station, located a short walk away, promises enhanced connectivity.
