Yareal to build houses and apartments in Szczęśliwice

Yareal is launching the sale of apartments to be built next to Szczęśliwice Fort and Park in Warsaw. Unique location and high standard of the investment (including smart home package as standard equipment and BREEAM certificate for sustainable building) enjoy great interest. Besides the multi-family building, the investment includes six single-family houses in a terraced house.
Eden Włodarzewska estate community will be erected in the quarter of Ochota right next to the green areas of the allotments bordering Szczęśliwice Fort. It will take only a few-minute walk for the future residents to get to one of Warsaw largest parks – Park Szczęśliwicki covering the area of 30 hectares. The architecture of the houses and the multi-family building, as well finishing materials will refer to the green surroundings of the fort and the park, which is dominated by greenery.
Six comfortable houses with three floors of residential space will be built from the side of Włodarzewska Street. The offer will provide houses between 177 and 190 sq m. Each will have a private garden, terrace and two parking places in common underground parking hall.
Meanwhile, there will be 91 apartments in the three-floor multi-family building adjacent to Zadumana Street. It will provide small premises of 30 sq m, average-size flats, as well as comfortable four- and five-room apartments covering nearly 130 sq m. The residents will have five staircases at their disposal with modern energy-efficient lifts. Inhabitants of the ground-floor apartments will definitely find private, large gardens attractive. Flats located on the upper floors offer spacious balconies. Additionally, selected apartments will provide oriel windows ensuring more sunlight. Thanks to unique use of space and additional windows, they will also allow one-of-a-kind space arrangement. On the other hand, residents of the apartments located on top floors can count on spacious terraces (even exceeding 60 sq m) adjoining the penthouses.
Car traffic has been reduced to minimum all around the investment. Bearing in mind the needs of both, the houses’ as well as the multi-family buildings’ residents, architects from the Warsaw studio Foroom designed common entrance to the underground garage for 113 cars. Greenery design, which has been carefully prepared in co-operation with an ecologist following rigorous requirements of BREEAM certificate, constitutes an important convenience for future residents.
Houses and apartments in Włodarzewska Street constitute yet another investment by Yareal Polska to undergo the BREEAM certification for sustainable construction. As a result, Eden Włodarzewska will be one of few estate communities in Poland, whose construction will be controlled on daily basis by an independent auditor. For BREEAM certification depends on meeting strict criteria determined for environmentally-friendly “green” buildings. Yareal wishes to obtain such environmental certificates also for its further residential investments.
Smart home system will be standard for all flats and houses, and it will constitute one of the elements of the investment’s environmentally-friendly character. Smart home management will improve security and ensure additional comfort for the inhabitants. Thanks to concealed tiny modules, solutions provided by Fibaro will let residents e.g. control the lights with a smartphone or check whether all the windows were closed before leaving the house. When required, the system will autonomously turn off the lights, iron and any other appliances, which should be switched off when the residents are out. Installations and devices managed via a mobile app will also allow to regulate music volume and ensure parental control by monitoring the time limit for children watching TV. Moreover, smart home features envisaged for Eden Włodarzewska will also let residents supervise security and arm the system. They will send automatic information about any abnormalities to the resident’s phone. Smart home features as well as design and material solutions required by BREEAM certificate will contribute to lower maintenance costs.
The fact that Yareal owns the plot of land will also influence smaller maintenance costs. Construction of Eden Włodarzewska will kick off this autumn. The investment should be commissioned in H1 2019.
