Yareal to gain its ninth BREEAM certificate
Pozytywny Mokotów is Yareal's ninth residential investment to receive an Interim BREEAM certificate.
This confirms the company’s sustainable throughout the investment’s first stage, which received a Very Good rating – the highest rating to be received by housing estates in Poland. 65% of all available apartments have already been purchased within three months after construction began.
Two buildings consisting of a total of 125 apartments will be built at the corner of Postępu and Konstruktorska Streets as part of Stage I of Yareal's new investment in Warsaw's Służewiec district. The larger, corner building will include 102 apartments, whereas the second, smaller one will house just 23.
"When designing the Pozytywny Mokotów estate, we felt that it was very important to take advantage of its greatest assets. One of them is its location. Służewiec is one of Warsaw’s most dynamically developing districts, the character of which has changed very favorably in recent years due to the development of housing investments in the area. It’s connected with the city center through a modern tram line, numerous buses and a metro line – through the Wierzbno metro station – which is located only a few bus stops away. These assets – together with its proximity to the Galeria Mokotów shopping center, the S79 and Chopin Airport – are the reasons why the investment was awarded a maximum number of points in the "Transportation" category by independent BREEAM assessors. Earning yet another BREEAM certificate for one of our housing investments strengthens Yareal's position as the undisputed leader in green real estate development in Poland” – says Yareal General Manager, Jacek Zengteler.
The investment’s land use and ecology plan, as well as its energy saving and waste management plans, were also very highly rated. Pozytywny Mokotów was designed with the consequences of climate change in mind, and will be built from particularly durable materials resistant to harmful atmospheric changes and other factors. An investment analysis has also confirmed a 20% difference in energy savings when comparing the investment to a standard building built in accordance with applicable legal requirements.
Pozytywny Mokotów will have a total of 7 residential buildings, featuring 600 apartments and an internal open area with a length of nearly 200 m. This internal, green plot will provide future residents with access to common areas designed for relaxation and recreation, as well as private gardens located on the ground floor. Immediate surroundings will include numerous retail points and a public square.
Stage I of the investment focuses on the most popular 2- and 3-room apartments, although Yareal’s offer also includes larger and smaller apartments ranging from 34 to 108 square meters. An underground garage will include 148 parking spaces, and some of these will be equipped with electric vehicle charging stations as per residents’ requests. All apartments will include a FIBARO smart home management system as a standard.
Stage I of the Pozytywny Mokotów investment is scheduled to be completed in the second quarter of 2021. The Hermanowicz Rewski Architects studio is responsible for designing the estate.
