Yareal is building a sustainable residential estate next to Warsaw’s II metro line

Yareal’s very first investment in Warsaw's Bemowo district will be located just 300 meters from the planned Chrzanów metro station, bringing urban order to a district dominated by individual, small-scale residential projects built on agricultural plots.


Sales have already started for 164 apartments created in the first of the project’s buildings. Once complete, the investment will create two new urban blocks near the intersection of Człuchowska and Lazurowa Streets. NEOWO’s buildings will be partially powered by their own solar power plant, and a public square located within the project will be fitted with street furniture made of upcycled wind turbine propellers.

 

Having upcycled wind turbine propellers used in street furniture will be a first on the Polish housing market, with the first pieces being installed at the investment site – next to Yareal’s sales office – prior to the start of construction. This unique furniture will also be installed in a 300-meter-long green park that will run from the intersection of Człuchowska and Lazurowa Streets to the site of the planned Chrzanów metro station, through the length of the residential estate.

 

By building NEOWO, we are introducing urban and architectural order to a dynamically developing part of the district which, in its next stages, will be included in the expansion of Warsaw’s second metro line and will have its own underground railway station. Residents of Yareal’s residential estate will be able to reach these new public transport lines via the investment’s green park, which will lead them directly to the station. Most apartments built in NEOWO will be sought-after two- and three-room units spanning between ​​31 – 75 sq. m. and designed with young families in mind. These apartments will be complemented by with project’s many amenities, such as lush greenery and recreational areas, as well as a sunny terrace for rooftop residents which will be equipped with deckchairs, tables and potted plants” – explains Jacek Zengteler, vice president of Yareal.

 

Apartments with a mezzanine will be located on the upper floors of NEOWO’s first residential building. The loggias and balconies adjacent to these units, and those of many other apartments, will feature a ‘razor blade’ motif that will decorate the building’s façade. In addition to the abovementioned two- and three-room apartments, the building will also include 4-room apartments starting at 80 sq. m., several studio flats, and a 5-room apartment spanning ​​125 sq. m. with a large 15. sq. m. balcony.

 

The first of NEOWO’s residential buildings, designed by BDM Architekci, will be between 4 – 7 stories high and will create a new urban quarter in this part of the capital, standing out from the surrounding low-rise housing projects built on agricultural fields. The investment will be located by Batalionów Chłopskich Street and the bilingual Gaudeamus Private Primary School, adjacent to a small, newly-built shopping center.

 

Yareal’s investment envisages the creation of over 160 bicycle parking spaces, both in the underground garage and on an outdoor patio. A green, open courtyard will feature community gardens for residents to grow their own vegetables, flowers and herbs. Moreover, a playground and a recreational square with benches, tables and sun shades will be built nearby, and the center of the patio will be outfitted with an entrance to an emergency staircase leading into the underground garage. Underground, Yareal will create 170 parking spaces, half of which will be adapted for the installation of EV charging stations. 12 parking spots with ready-to-use chargers will also be built. NEOWO is yet another project by Yareal to include its own solar power plant, as rooftop photovoltaic installations will help residents save money on their electricity bills and will be used to power e.g. the lighting within the estate’s common areas and underground garage.

 

NEOWO will undergo BREEAM green building certification and is expected to achieve a Very Good rating; the highest score achieved by only a handful of residential projects in Poland. Yareal, a leader in green construction, has so far completed over 40 residential buildings, houses and offices that have undergone green building certification.

LIXA named Building of the Year

LIXA D and LIXA E office projects won the Prime Property Prize 2024.

LIXA D and LIXA E office projects, built by Yareal Poland as part of the final phase of the office campus in the business centre of Warsaw, won the Prime Property Prize 2024. Our building won in the “Building of the Year” category.

For 13 years, the Prime Property Prize has been recognising businesses, projects and personalities who make the biggest impact on the real estate market. The competition, divided into several stages, was organised by PTWP, the publisher of PropertyNews.pl and PropertyDesign.pl websites. From the submitted proposals, the editorial team selected TOP 5 lists in each category which were then published on PropertyNews.pl and PropertyDesign.pl. The readers of the websites and the Jury, which included, among others, the winners from previous editions, voted on the lists until August 30th, 2024. The winners were announced on September 16th, 2024, during the Prime Property Prize 2024 Gala which concluded the first day of Property Forum 2024 conference.

According to the organisers, the “Building of the Year” category, won by LIXA D and LIXA E project, recognised the best commercial or residential development in the previous year – a building that one could not simply pass without taking notice. A building whose form and function, and consistency with the context of its surroundings, serve as magnet for business, make it a city landmark and address the needs of the local community. The race for the “Building of the Year” title was extremely close – so close in fact that two ex aequo awards were given – aside from the LIXA D and LIXA E project, also the Doki Living building in Gdansk was honoured.

LIXA D and LIXA E office buildings were the final phase of the LIXA office campus located close to Rondo Daszyńskiego in Warsaw, offering over 28,000 m2 of office space. The buildings were also one of the largest office development projects completed in Poland in 2024. The key distinguishing features of the project include the use of low-carbon concrete and façade made with 70% recycled aluminium. Certified electric power used for the construction and operation of the buildings is generated exclusively by wind turbines. By using green materials and renewable energy sources, and addressing the community needs, LIXA D and LIXA E align perfectly with Yareal’s sustainable development strategy. The final phase is the culmination of the unique LIXA City Gardens concept which creates new attractive urban spaces for commerce, services and restaurants. The whole complex has over 5,500 m2 of biodiverse green areas, including patios and terraces. Our buildings meet the requirements of the most demanding of clients, such as Snowflake, Sanofi, Stora Enso and two businesses from the technology sector.

LIXA City Gardens welcomes an outpatient clinic

The LIXA D building has welcomed a new tenant, the Fimedica clinic, with 360 m2 of space on the ground floor.

The LIXA development near the Rondo Daszyńskiego metro station in Warsaw offers prime office space, but also cosy cafés and restaurants and best-in-class service outlets as part of the LIXA City Gardens concept. The LIXA D building has welcomed a new tenant, the Fimedica clinic, with 360 m2 of space on the ground floor.

The Fimedica outpatient facility has extensive expertise in providing medical treatment to adults and children alike. An undisputed asset of the clinic is its team of highly specialized doctors from such areas as orthopaedics, sports medicine, neurology, neurosurgery, rheumatology, gastroenterology, endocrinology, vascular surgery and colorectal surgery, and experts in physical therapy, osteopathy and massage therapy.

The offices of Fimedica will be arranged in 360 m2 on the ground floor of the LIXA D building, with an entrance from the inner courtyard. During the lease negotiation process, the tenant was advised by BNM Real Estate Advisory. The opening is scheduled for early 2025.

The LIXA City Gardens concept features 4,000 m2 of modern space on the ground floor of the individual buildings (including a 150-metre-long public walkway) dedicated to numerous service, retail and food outlets. The commercialization process is almost finished. Apart from Fimedica, this signature development of Yareal Poland houses restaurants such as Rico, Kura and Street, Ramenownia, Szum, Gorąco Polecam and Batida. LIXA City Gardens also features showrooms (Aluprof, Unique Work, ISKU, VisionCube) and a modern household appliances store. It will also house a beauty parlour, Luna Skin. The LIXA City Gardens concept is scheduled to open at the start of 2025.

The LIXA campus is the largest office project in the history of Yareal Poland. The complex fits perfectly with the company’s sustainable development strategy, which focuses on environmental protection and is compliant with the highest ESG standards. The construction is powered by electricity from renewable sources, and uses low-emission concrete and low-carbon recycled aluminium. Levelling the carbon footprint, and collecting rainwater and using it to irrigate vegetation, are just some of the environment-friendly energy-saving solutions applied in the development. LIXA also offers vast green areas unique in the entire business centre of Warsaw’s Wola district. Its biologically diverse green areas cover a total of about 5,500 m2.

The LIXA office campus has been developed in stages in the downtown Wola district, a short walk from the Rondo Daszyńskiego metro station. The campus consists of five buildings with a total area of 77,000 m2, designed by the renowned architectural studio HRA Architekci.

The buildings of the LIXA campus have been awarded BREEAM green building certificates at the Excellent level. In addition, the LIXA development has been awarded the WELL Health-Safety rating, confirming that the project meets high requirements for safety standards and procedures. LIXA is also committed to the highest quality of digital connectivity and smart technology in the buildings, as documented by certification according to WiredScore criteria (the LIXA C and E buildings have been awarded this prestigious technology certificate at the highest Platinum level, and the certification process for LIXA D is ongoing). In addition, LIXA E has been recognized with the Active Score Gold certificate, and LIXA D is under review. Moreover, the LIXA C, D and E buildings are currently being reviewed under the AirRated certification process.

Yareal Receives Approval for Residential Project in Żoliborz

Yareal plans to construct over 60 apartments with ground-floor services and a large, publicly accessible recreational area near the Marymont tram terminus.

The new building, inspired by the modernism of the Żoliborz district, will replace an existing outdated office building from the 1980s. The current building is surrounded by a concrete plaza. The investment at 63 Mickiewicza Street will comply with the conditions set by the Warsaw City Council under the special housing law. This decision followed the project’s approval by numerous city institutions and district-level community consultations.

 

The new modernist L-shaped building with stylish rounded corners will be built along Mickiewicza Street. The design will create a new public open space, including a 1,300 sq. m. publicly accessible square with landscaped greenery for the new residents and the local community. Before construction begins, the old office building and the concrete plaza, currently used as a gated parking lot, will be demolished. This change, approved by city planners and the Warsaw City Council, aims to fill a gap in the urban streetscape and enhance the public space and urban layout in this part of Żoliborz.

 

We are planning to construct a 6-story building with over 60 apartments. The building will cascade down to 5 and 4 stories, and will include essential services on the ground floor as well as an underground garage. Adjacent to this building, there will be an open area without fences, designed to facilitate communication and provide space for relaxation. This landscaped square, shielded from the street and free from traffic, will include a safe playground and recreational area. This transformation will significantly enhance the urban character of Mickiewicza Street, especially by introducing stylish residential buildings with courtyard greenery and ground-floor services. Additionally, we have pledged to donate 2.5 million PLN for educational purposes. We are currently finalizing negotiations with the city on this agreement,” explains Jacek Zengteler, President of Yareal.

 

The decision to approve the investment at 63 Mickiewicza Street by the Warsaw City Council followed the special housing law and complied with the Mayor of Warsaw's guidelines for engaging with the local community. The process was transparent, with the investor having to secure multiple agreements with different institutions. Following the council's resolution, a construction project is set to commence in the second half of 2025.

Sales Launch for the Final Apartments at SOHO by Yareal

Yareal has announced the final sales launch for the NEFRYT apartments at SOHO by Yareal.

The park and other green areas feature over 100 trees and shrubs, including numerous specimens preserved or transplanted from the site's industrial past. NEFRYT will diversify the SOHO by Yareal offering, introducing high-quality architecture, attractive spaces, and apartments for new residents, along with additional services on the ground floor,” said Jacek Zengteler, President of Yareal.

 

17 spacious apartments, ranging from 76 to 149 sq. m., will be available for sale. The five-story NEFRYT will offer high-standard apartments featuring large, glazed windows for optimal natural lighting. LIXA sculpture competition decided

The winner of the competition for a sculpture to be erected at the LIXA office complex is Maciej Rembieliński, designer of the piece Harmony of Contrasts.

Maciej is a student at the Faculty of Media Art at the Academy of Fine Arts in Warsaw. The winner has been offered the opportunity to execute his own sculpture at the LIXA site. The project as a whole is financed by Yareal Polska, developer of the LIXA complex on ul. Kasprzaka in Warsaw’s Wola district.

The competition, addressed to students of the Media Imaging Studio and graduates of the Faculty of Media Art at the Academy of Fine Arts in Warsaw, is aimed at creating a large-scale outdoor sculpture designed specifically for the architectural space of the LIXA office campus. The sculpture should blend in with the existing space and form an integral part of the landscape. At the same time, it will act as an identifying element for the site.

There were 23 entries in the competition meeting the eligibility requirements. The entries were evaluated by a jury chaired by Prof. Sławomir Ratajski, dean of the Faculty of Media Art at the Academy of Fine Arts in Warsaw. The other members of the jury were Stanisław Rewski of the architectural studio HRA Architekci; Wojciech Wagner, deputy director of the Office of Architecture and Spatial Planning of the City of Warsaw; and, from Yareal Polska, CEO Jacek Zengteler and marketing director Olga Prokopiak. The vice-dean of the Faculty of Media Art, Prof. Katarzyna Stanny, was appointed secretary of the competition.

The jury awarded the grand prize to Maciej Rembieliński for his piece titled Harmony of Contrasts. The design of the winning sculpture depicts a balanced relationship between two opposing elements: the subtlety of light and the robustness of steel and concrete. It stands for the balance between the dynamics of the urban landscape and the human quest for harmony. The centrepiece of the sculpture is a chrome-plated steel pipe, representing modernity and technological advancement. Its glossy surface shows the reflections of its surroundings, merging with the space around it. On the pipe, there are three concrete blocks symbolizing the foundation of any great undertaking. The concept of the sculpture expresses not only the aesthetic value of art, but also a message of balance between tradition and modernity, strength and delicacy, stability and dynamism. Harmony of Contrasts encourages reflection on the relationship of humans with the environment and the significance of harmony in the context of today’s corporate life.

Prof. Katarzyna Stanny of the Academy of Fine Arts in Warsaw said: “Collaborating on this sculpture competition was a big challenge for the students in the studio that I run. After a meeting with the representatives of Yareal Polska and receiving the necessary information and materials, we got down to work. During the classes, we talked about the function of urban sculpture and the Wola Biennale of Sculpture (1968), which inspired the competition participants. First they drew conceptual sketches, and later, depending on the designer, they created either a 3D model or a real model. The final stage of the work was to design a board with a presentation of the future sculpture, conceptual description and cost estimate. At every stage of the work, the students enjoyed the support of Yareal regarding information on the implementation possibilities, and had my assistance in the artistic field. There were 27 entries in the competition, 23 of which met the competition requirements. The array of completed mock-ups demonstrated the creativity and talent of the students at the Faculty of Media Art who were invited to take part in this fascinating project, giving young artists the opportunity to appear in public space with a sculpture in front of the LIXA building in Warsaw”. 

In addition to selection of the winning sculpture, the jury named two runners-up, Zofia Jackowska, for the project Homo Viator (third year, first-cycle studies, part-time studies), and Jakub Augustyniak for Sunflowers in Wola (first year, first-cycle studies, part-time studies), students at the Faculty of Media Art, Academy of Fine Arts in Warsaw. The runners-up will receive cash prizes, and spatial models of their sculptures will become part of the interior design of the LIXA office complex.

Jacek Zengteler, President of Management Board, Yareal Polska, commented: “We are absolutely impressed by the level of the submitted works and the creativity of the designers. The works showed a diverse approach to the theme of the competition, resulting in designs that each of us can interpret in our own way. We are very pleased that by liaising with the Academy of Fine Arts in Warsaw, we have created conditions for the students to test themselves in a business environment, in which some of them will certainly operate after completing their education. As the developer of the LIXA office complex, we are delighted with the winning sculpture and are already looking forward to its unveiling this autumn”.

During the development of the LIXA complex, Yareal Polska also handled the renovation of the famous sculpture of Marcin Kasprzak, patron of the Radio Works which operated in Warsaw’s Wola district for many years. In consultation with the city authorities, the statue by Aleksander Pawlik was carefully restored and returned to its original location in January 2024.

The LIXA office campus has been developed in stages in the Warsaw business hub in the downtown Wola district, just a short walk from the Rondo Daszyńskiego metro station. Yareal Builds New Apartments in Służewiec

Construction has begun on Yareal's latest residential project on Postępu Street in Warsaw's Służewiec.

The developer has signed a contract with the general contractor, Fine Tech Construction. The cascading MOKOPOLIS building will feature over 200 apartments, mainly consisting of the highly sought-after two- and three-room units ranging from 35 to 87 sq. m., with loggias and terraces. This is Yareal's first residential project shaped by consultations with neighboring residents and the local government, resulting from the application of the special housing law. Construction will begin this month.

 

The final design solutions for MOKOPOLIS, adopted after public consultations, include a public square with landscaped greenery and a designated guest parking area. Additionally, Yareal has allocated over 5 million PLN for the modernization of the nearby branch of Primary School No. 191 on 12 Gruszczyńskiego Street and for preparing an expansion concept. As a result of the special housing law, a sustainable and community-building project will be realized on Postępu Street, contributing to the transformation of the Służewiec district’s office-dominated infrastructure towards more resident-friendly solutions.

 

"We are building a publicly accessible estate in an area dominated by gated communities, which often restrict residents' daily activities. The cascading building, ranging from 4 to 9 stories, will be centered around a large private courtyard garden, completely free of car traffic. The building's varied height allows for the design of attractive terraces on the upper floors, some nearly 100 sq. m. in size. Additionally, at the back of the building, away from the street noise, we will create a fully furnished green area open to everyone, equipped with a playground and garden furniture made from natural materials. This green area will be part of a larger greenery network extending along the neighboring estates towards Bokserska Street," – explains Jacek Zengteler, President of Yareal.

 

"MOKOPOLIS is another residential project we will complete for Yareal. We know the developer's requirements well, having gathered extensive experience from previous projects, ensuring smooth project execution. This is particularly true regarding adherence to high environmental standards associated with BREEAM green building certification, which is a core value for both Yareal and FineTech Construction," – emphasizes Włodzimierz Bogiel, President of FineTech Construction.

 

The renowned WWAA studio prepared MOKOPOLIS's architectural design, which directly references the surrounding architecture and the district's industrial heritage. The architects ensured that Yareal's investment would harmonize with the neighboring hotel structure through a facade featuring a gently undulating, repetitive motif of a distinctive light frame, highlighted by the openwork railings of residential loggias.

 

MOKOPOLIS will feature over 200 high-standard apartments, mainly two- and three-room units, with studio apartments and large family units up to 120 sq. m. also available. All units will have loggias or terraces, and some ground-floor apartments with an above-standard height of 3.25 meters will have private gardens ranging from a few to over 130 sq. m. The ground floor facing Postępu Street will house eight commercial units, including one designed for dining purposes. Residents' cars will be parked in a two-level underground garage with 256 spaces. Following community consultations, a separate guest parking area for 18 cars, with its own stairwell for convenient ground-floor access, was included in the underground part of the building.

 

By agreement with the district authorities, Yareal will allocate over 5 million PLN for the development and modernization of the nearby branch of Primary School No. 191 on 12 Gruszczyńskiego Street. This investment in the district’s educational infrastructure results from the application of the special housing law. Thanks to these agreements, the school's growing needs can be met in future development projects in the district.

 

Like all other Yareal development projects, MOKOPOLIS will undergo a thorough audit for sustainable solutions as part of the international BREEAM green certification system. The investment will use low-emission concrete and will be equipped with its own solar power plant, which will provide free energy for the community. The final BREEAM rating of Very Good will be ensured through solutions such as the installation of optional electric vehicle chargers in the parking garage or a system that recovers energy from modern, energy-efficient elevators.
