Yareal starts construction of NEOWO – a new residential estate by Warsaw’s II metro line

Construction of the first phase of Yareal’s NEOWO estate in Warsaw's Bemowo district is to begin soon.


The investment is located just three hundred meters from the planned Chrzanów metro station, at the intersection of Człuchowska and Lazurowa Streets. This high-standard residential complex – which will be equipped with its own solar power plant, thanks to which residents will be able to save on electricity bills – will become a new home for 163 families. This will be the first residential estate in Poland to feature upcycled wind turbine propellers as street furniture.

 

CFE has been chosen as the project’s general contractor. Along with the investment’s first stage, the developer will also construct part of a public square that will lead to the entrance of the Chrzanów metro station. This 300-meter-long green axis, which will be open to both NEOWO residents and the public, will be fitted with street furniture made from upcycled wind turbine propellers. The first pieces have already been installed near Yareal’s sales office in the Bemowo district.

 

NEOWO will bring urban and architectural order to a district that is still in the process of settling into its conclusive urban fabric. Our project will be built alongside construction of the Chrzanów station of Warsaw’s II metro line, which is to be completed in three years’ time. NEOWO residents will not only live in a modern and well-designed housing estate, but they will also benefit from having an ecological and convenient means of urban transport at their doorstep – the Warsaw metro – which will be located right next door, by Rayskiego Street. This proximity of sustainable public transportation and an array of other ecological solutions, such as an internal solar power plant, have ensure a Very Good rating on the investment’s BREEAM green building certificate; the highest rating that has so far been awarded to only a handful of residential developments across Poland” – said Yareal Vice President, Jacek Zengteler.

 

NEOWO will feature popular apartment sizes ranging from 31 – 75 sq. m. available in either one- or two-bedroom layouts. Upper floors will include apartments with spacious mezzanines, effectively increasing their area by nearly 30 sq. m. There will also be a few 4-bedroom apartments at the estate, spanning 80 – 95 sq. m, as well as two 125-sq.m. 5-room apartments with large balconies. A majority of NEOWO’s future residents are young families that are looking to improve their current living conditions.

 

The roof of NEOWO’s first residential building will include a sunny terrace with potted plants and recreational equipment. Outside, there will be an internal courtyard with plenty of greenery and shaded bicycle racks. Even more bicycle racks will be installed underground, meaning NEOWO will include up to 160 bicycle parking spaces. The green courtyard will become a meeting place for residents and will be fitted with a playground and a recreational area with garden furniture. The garden will be both recreational and social, as well as utilitarian, as residents will have flower boxes at their disposal to grow their own plants, flowers, or vegetables and herbs for home cooking. Such community gardens are a popular feature of many modern housing developments, including Yareal's Pozytywny Mokotów estate.

 

The underground garage will have a total of 170 parking spaces, about half of which will be primed to accommodate private EV charging stations. E-mobility infrastructure will also include 12 parking spaces with ready-for-use EV chargers. NEOWO will become another Yareal investment to include its own solar power plant, helping residents save on communal expenses such as electricity costs for lighting used in the underground garage.

 

Like all of Yareal's residential developments, NEOWO will undergo rigorous BREEAM green building certification. Yareal is a leader in green construction in Poland and has so far completed over 40 residential, housing and offices buildings that have undergone green building certification.

Street restaurant open at LIXA C

Diverse cuisine, dishes combining unique flavours and an extraordinary automotive design – these features make a difference for the Street restaurant, recently opened in the LIXA office complex near the Daszyński Roundabout in Warsaw.

The restaurant occupies 468 sqm. of space on the ground floor of the LIXA C building, facing the publicly accessible pedestrian arcade located between Kasprzaka and Giełdowa streets. This is another restaurant operating as part of the LIXA City Gardens retail concept, which has expanded the food and beverage offering both in the LIXA complex itself and in the immediate vicinity.

 

Street is a restaurant brand that has been present in the food and beverage market for nearly 20 years, currently operating four restaurants in Warsaw office buildings and shopping malls. The first restaurant under the Street brand was opened in 2004. The name Street is a term used for night racing, and the restaurant was intended to be a place for sharing a passion for autosports and great food. Street restaurants are especially known for their varied, signature menus, which are a compilation of popular international dishes. The restaurants’ chefs have combined their knowledge and expertise to create recipes of favourite European, American, Mexican and traditionally Polish dishes.

 

The fascination with all things related to the automotive world is also perfectly evident in the colour, style, and arrangement of the Street restaurant at LIXA C. The place showcases, among other things, graphics of the most characteristic elements of cars, lamps referring to engine pistons and materials used to detail racing cars. Street has taken up 468 sqm. of modern service space, located on the ground floor of the LIXA C building. The restaurant space includes a VIP area that can accommodate up to 60 guests, which makes it an ideal venue for all kinds of meetings and special events. Street restaurant at LIXA also boasts an outdoor garden facing directly onto the LIXA City Gardens city passage.

 

The choice of a restaurant for an office complex is always a major challenge for the investor. Food and beverage offering matched to the needs and expectations of employees and visitors alike significantly increases the overall attractiveness of the building. The lease agreement for the restaurant space was signed for 10 years, and the JLL team, represented by Anna Wdowiak, took part in the negotiations.

 

The LIXA C office building offering 20,000 sqm. is the third of the buildings commissioned as part of Yareal’s largest office project, that is the LIXA campus, designed by the renowned HRA Architekci studio, which is being developed in phases in the business centre of Warsaw, in the Wola district, located within walking distance from the Daszyńskiego Roundabout metro station.

 

LIXA C and other parts of the complex have been built in line with the sustainable development strategy of Yareal Polska with the main focus on ESG standards. The building has been BREEAM certified at the Excellent level. The investment developed in accordance with the requirements and principles of a contemporary green building features numerous environmentally friendly solutions and technologies, among others, a bicycle room and changing rooms with showers for cyclists and employees exercising before work. LIXA C was awarded WELL Health-Safety certification, which is a confirmation of the high standard of safety procedures employed within the building.

 

At present, the final phase of the development is being completed, that is LIXA D and LIXA E office buildings, which will offer a total of more than 28,000 sqm. of leasable space and will be ready to welcome tenants in Q2 and Q1 of 2024, respectively. This phase of the investment project will also see the completion of the publicly accessible 150-metre pedestrian arcade between Kasprzaka and Giełdowa streets. Once the remaining two buildings are completed, LIXA will form a complex of five buildings with a total area of 77,000 sqm.

New leases and expansion in LIXA C

Yareal Polska has signed new leases for almost 1,000 sqm. in the LIXA C building, developed as part of the office campus near the Daszyński Roundabout in Warsaw.

Glass System Poland and VisionCube have joined the office building’s tenant roster. Moreover, Advanced Power Solutions Poland has decided to extend its current space. Consequently, 95% of the LIXA C office building has now been commercialized.

 

At the beginning of 2024, LIXA C will welcome two new tenants. Glass System Poland, a technology company providing state-of-the-art glass architecture solutions, has decided to lease 435 sqm. of modern space on the first floor of the building. The other tenant is VisionCube, providing video conferencing systems and delivering technologically advanced IT projects. Its showroom of 181 sqm. in total will be located on the ground floor of LIXA C.

 

What is more, the current tenant, Advanced Power Solutions Poland, which is the global leading battery manufacturer, has signed a lease extension by additional 316 sqm. Thus, as of 2024, the company’s seat will cover more than 1,000 sqm. of modern office space on the first floor of the office building.

Yareal unveils Pozytywny Mokotów: a sustainable haven with 615 apartments in Warsaw

Yareal proudly announces the completion of one of its largest residential projects to date, the Pozytywny Mokotów housing estate.

Spanning three stages, this remarkable development is set to welcome over 600 families. The majority of the apartments, located at the intersection of Postępu and Konstruktorska streets in Warsaw, have already been sold, with only two spacious apartments, each over 100 sq. m., with large terraces remaining.

 

Pozytywny Mokotów comprises seven buildings surrounding a sprawling inner garden that stretches nearly 200 meters. A diverse range of ornamental shrubs, perennials, trees, and grassy meadows thrive within this elongated, green enclave that covers an area of nearly 10,000 sq. m. The estate boasts multiple internal squares, three playgrounds, and a neighborhood promenade featuring numerous benches, gazebos, a green pergola, and recreational areas equipped with amenities like hammocks, picnic sets, and sun loungers. Additionally, one of the squares has been fitted with calisthenics exercise equipment.

This environmentally friendly alternative helped reduce the development’s carbon emissions by 38% compared to using traditional concrete – the equivalent to driving a car around the Earth five times.

 

Prior to the completion of the complex, Yareal undertook the renovation of the intersection of Postępu and Konstruktorska streets. In collaboration with city authorities, the developer replaced the road surface, constructed a new roundabout, and installed three bus stops with bays for public transportation. The intersection reconstruction project also included the creation of new sidewalks and bicycle paths, enhancing accessibility and safety for residents.

SOHO by Yareal: Linear Park Nears Completion by the End of Summer

Construction is in progress for a 300-meter linear park in Warsaw's Kamionek district.

This expansive public park will become the vibrant centerpiece of the multifunctional SOHO by Yareal complex, carefully designed in accordance with the principles of the 15-Minute City urban planning concept. Nestled on Mińska Street, the park will boast a playground, recreational zones, and a myriad of flourishing plant life. Anticipated to be finalized by autumn, the park will offer a delightful retreat for residents of SOHO, as well as their guests and visitors.

 

Transforming the area into a park and undertaking extensive landscaping presented Yareal with significant challenges, owing to the rich industrial legacy that spans over a century. The site's history encompasses a diverse range of enterprises and factories, including those involved in the production of jute, flax, ammunition, SHL motorcycles, Osa scooters, and more recently, microscopes and binoculars. The industrial heritage is palpable in the Kamionek quarter's historic buildings, which are slated for renovation and repurposing. However, the industrial past introduces unique complexities due to the presence of dormant underground infrastructure and installations. It is amidst this subterranean network that majestic mature trees have thrived. Yet, Yareal's vision extends further, as the developer has planted new trees and vegetation to fashion the remarkable 300-meter linear park at the heart of the development.

 

The SOHO by Yareal development, in conjunction with the newly established park, will feature an impressive array of over a hundred trees and 17,000 plants. Within the park, squares, pathways, gentle slopes, recreational spaces, and a playground are currently under construction. Yareal has also taken care to plan the relocation of mature trees that have flourished in the post-industrial landscape, preserving their beauty and significance within the new environment.

 

This particular undertaking presented us with our most formidable challenge, as some of these trees, especially the larger ones, were originally planted amidst long-forgotten, inactive underground infrastructure and debris, resulting in deformities in their root structure. Establishing a park on an empty expanse of land is considerably simpler than adapting a post-industrial area. We anticipated these complexities from the outset and are now diligently assessing the obstacles associated with relocating specific trees, prioritizing the safety of the public park above all else. Consequently, we are conducting comprehensive additional assessments for all trees earmarked for relocation, tailoring our methods to suit their individual conditions and root masses. Regrettably, not all trees designated for the park are robust, healthy specimens with well-formed root systems. Some have incurred significant damage over the years due to the unique soil composition in which they have thrived. We approach this project with meticulous attention to detail, extending this principle to the park itself. We are fully committed to employing every available resource to safeguard and preserve each tree within its designated area” – explains Jacek Zengteler, CEO of Yareal.

 

To ensure the continued vitality of the trees in the area, Yareal has undertaken additional studies employing advanced techniques such as seismic tomography and resistography. Furthermore, in response to an unforeseen incident involving a tree with decaying roots collapsing, load tests are being carried out on numerous old trees. Encouragingly, ongoing tests indicate that the majority of relocated trees are expected to thrive in their new locations within the park. In addition to these efforts, Yareal has meticulously planned new plantings to enhance the existing tree population. These additions will include approximately 40 maple, hornbeam, apple, and birch trees, reaching heights of up to 5 meters. The park will also showcase over a thousand hydrangeas of various varieties and an impressive array of 6,000 shrubs encompassing diverse species. In line with their commitment to sustainability, SOHO by Yareal will implement an automated irrigation system for the park and other green areas. This system will utilize rainwater collected in special reservoirs, with moisture levels in the soil monitored by sensors to determine precise irrigation needs. Additionally, at the western end of the park, a unique "social garden" zone is being developed. Equipped with nursery containers crafted from recycled clothing, this space will provide an opportunity for residents of the complex to cultivate their own vegetables, herbs, and flowers.

 

The linear park will serve as the vibrant heart of daily life and outdoor activities for both residents and visitors of SOHO. Upon its completion this autumn, additional residential and service buildings in the multifunctional complex on Mińska Street will be unveiled, offering a complete living experience. Approximately 300 families are anticipated to settle into the new apartments and residences this year, allowing them to fully embrace the park alongside the existing SOHO community right from the start. A spacious playground, equipped with new toys and amenities to enhance children's enjoyment, will also be ready to welcome families.

SOHO by Yareal: construction commences for third stage of development in Warsaw’s Kamionek district

The third stage of the SOHO by Yareal investment project in Warsaw's Kamionek district will include two residential buildings containing 14 apartments and 132 higher-standard flats.

Also, work on a 300-meter-long, fully landscaped park which runs through the center of the estate will be completed later this year. At the turn of the year, Yareal will hand over the keys to new SOHO residents, who will move into four apartment buildings by the linear park which were constructed during the project’s second stage.

 

SPLENDOR, a four-story apartment building, will be built on Mińska Street as part of the project’s third phase of construction. Its elegant architecture will be accentuated by a restored historic wall – a testament to the area’s industrial history, pieces of which are being preserved thanks to SOHO by Yareal. SPLENDOR will include 14 exclusive apartments. Its façade will be covered with brick tiles, thanks to which the building will blend in with its post-industrial surroundings and the neighborhood’s characteristic pre-war tenements. SPENDOR's upper floors will feature striking two-story balconies with views of the estate’s revitalized green courtyard. Sales of apartments in SPLENDOR will commence before this year’s summer vacation.

 

KARDAN, the second of the two residential buildings, is a modern, U-shaped apartment complex with an open courtyard. It too will feature an elegant brick tile façade, this time with tall Portfenetr-type windows and openwork details. White walls lining its inner courtyard will serve as a counterpoint to its industrial, brick-like façade. KARDAN will include 132 flats. At present, over 30% of these have already found buyers.

The ground floor of the SPLENDOR building will include two commercial units, one of which will be accessible from Mińska Street. Its entrance will lead through a historic, post-industrial red brick wall which will be restored in accordance with the recommendations of a historic preservation officer. Next to it, an entrance ramp covered in live greenery will lead to the complex’s underground garage, which will include 138 parking spaces for residents of both buildings, along with an additional 37 spaces for guests of the acclaimed Warszawa Wschodnia restaurant, which is located next Yareal’s investment.

 

The entire ground floor of the KARDAN building, as well as part of its first floor facing the inside of the complex, will be available for commercial purposes. Glass storefronts will line the interiors of two public passages – one which will run north-south, with the other running east-west. These will intersect in the courtyard to create a communal area. KARDAN’s uppermost floor will feature exclusive apartments, 3.5 meters in height and with spectacular windows leading to large, open terraces.

 

Upon completion, SOHO by Yareal will become a new welcoming home for approx. 900 families. The investment will serve as an open public center, making it a residential, retail and service hub with lush greenery and plenty of attractions ready to cater to the needs of both residents and guests. The park will feature recreational areas with hills and natural playgrounds that will be irrigated with rainwater collected and distributed by a specially designed, environmentally friendly water retention system. The entire complex will consist of a dozen or so buildings surrounded by numerous squares, plazas and alleys that will create a cozy atmosphere so characteristic of the capital’s Praga district.

 

SOHO by Yareal is being built in line with modern green building regulations and stringent requirements for BREEAM certification. The project has also obtained BREEAM Communities certification – one of the first investments on the Polish market to do so – a confirmation that it meets the highest standards in urban design and was developed together with, i.a. the local government and the area’s historic preservation officers and conservators. The estate’s construction process utilizes low-emission concrete, which was used to fabricate the structural elements of both of the abovementioned residential buildings. The use of low-emission concrete helped reduce the construction site’s emissions by as much as 728 tons of CO2 – this is equivalent to carbon emissions per passenger emitted by 112 flights between Warsaw and New York, or approx. as much as is released in the preparation of 142 million cups of tea*. SOHO by Yareal will also include green roofs and water infiltration wells for better rainwater management.

The project was designed by the renowned HRA studio and the general contractor is UNIBEP S.A.
