SOHO by Yareal: construction commences for third stage of development in Warsaw’s Kamionek district

The third stage of the SOHO by Yareal investment project in Warsaw's Kamionek district will include two residential buildings containing 14 apartments and 132 higher-standard flats.


Also, work on a 300-meter-long, fully landscaped park which runs through the center of the estate will be completed later this year. At the turn of the year, Yareal will hand over the keys to new SOHO residents, who will move into four apartment buildings by the linear park which were constructed during the project’s second stage.

 

SPLENDOR, a four-story apartment building, will be built on Mińska Street as part of the project’s third phase of construction. Its elegant architecture will be accentuated by a restored historic wall – a testament to the area’s industrial history, pieces of which are being preserved thanks to SOHO by Yareal. SPLENDOR will include 14 exclusive apartments. Its façade will be covered with brick tiles, thanks to which the building will blend in with its post-industrial surroundings and the neighborhood’s characteristic pre-war tenements. SPENDOR's upper floors will feature striking two-story balconies with views of the estate’s revitalized green courtyard. Sales of apartments in SPLENDOR will commence before this year’s summer vacation.

 

KARDAN, the second of the two residential buildings, is a modern, U-shaped apartment complex with an open courtyard. It too will feature an elegant brick tile façade, this time with tall Portfenetr-type windows and openwork details. White walls lining its inner courtyard will serve as a counterpoint to its industrial, brick-like façade. KARDAN will include 132 flats. At present, over 30% of these have already found buyers.

 

“We are moving forward with the construction of the third stage of SOHO by Yareal, approaching the halfway point of this flagship development in Warsaw's Kamionek district. In the coming months, our focus will be on completing the linear park – the heart of this development – which will agglomerate the life of the entire urban quarter. The linear park, which will consist of over 17,000 plants and 100 trees, will form a green axis that cuts through SOHO by Yareal, providing residents with beautiful views from the windows of their new apartments, as well as giving them access to recreational areas and playgrounds. This greenery will become the most immediate surrounding of dozens of commercial premises; including restaurants, cafés, stores, and service outlets that will welcome and cater to customers throughout the complex. SOHO by Yareal was designed with the 15-Minute City urban planning concept in mind, with residents and guests being able to fulfill most of their needs on the spot. Motor vehicle traffic will be limited throughout the complex, which has been adapted to pedestrian and bicycle traffic instead” – explains Jacek Zengteler, Yareal CEO.

 

The ground floor of the SPLENDOR building will include two commercial units, one of which will be accessible from Mińska Street. Its entrance will lead through a historic, post-industrial red brick wall which will be restored in accordance with the recommendations of a historic preservation officer. Next to it, an entrance ramp covered in live greenery will lead to the complex’s underground garage, which will include 138 parking spaces for residents of both buildings, along with an additional 37 spaces for guests of the acclaimed Warszawa Wschodnia restaurant, which is located next Yareal’s investment.

 

The entire ground floor of the KARDAN building, as well as part of its first floor facing the inside of the complex, will be available for commercial purposes. Glass storefronts will line the interiors of two public passages – one which will run north-south, with the other running east-west. These will intersect in the courtyard to create a communal area. KARDAN’s uppermost floor will feature exclusive apartments, 3.5 meters in height and with spectacular windows leading to large, open terraces.

 

Upon completion, SOHO by Yareal will become a new welcoming home for approx. 900 families. The investment will serve as an open public center, making it a residential, retail and service hub with lush greenery and plenty of attractions ready to cater to the needs of both residents and guests. The park will feature recreational areas with hills and natural playgrounds that will be irrigated with rainwater collected and distributed by a specially designed, environmentally friendly water retention system. The entire complex will consist of a dozen or so buildings surrounded by numerous squares, plazas and alleys that will create a cozy atmosphere so characteristic of the capital’s Praga district.

 

SOHO by Yareal is being built in line with modern green building regulations and stringent requirements for BREEAM certification. The project has also obtained BREEAM Communities certification – one of the first investments on the Polish market to do so – a confirmation that it meets the highest standards in urban design and was developed together with, i.a. the local government and the area’s historic preservation officers and conservators. The estate’s construction process utilizes low-emission concrete, which was used to fabricate the structural elements of both of the abovementioned residential buildings. The use of low-emission concrete helped reduce the construction site’s emissions by as much as 728 tons of CO2 – this is equivalent to carbon emissions per passenger emitted by 112 flights between Warsaw and New York, or approx. as much as is released in the preparation of 142 million cups of tea*. SOHO by Yareal will also include green roofs and water infiltration wells for better rainwater management.

The project was designed by the renowned HRA studio and the general contractor is UNIBEP S.A.

Hebe joins the tenant mix at SOHO by Yareal

Yareal Polska is steadily expanding the retail and service component of its flagship mixed-use development, SOHO by Yareal.

The Hebe brand has joined the group of tenants in this Warsaw-based project in the Kamionek neighbourhood. Hebe, operated by the Jeronimo Martins Group in Poland, will occupy a retail unit of over 320 m2 on the ground floor of the SOHO 10 building. The store is scheduled to open in Q1 2026.

Hebe is a well-established chain offering a carefully curated selection of products, including exclusive brands such as Gosh, Hean, and Karl Lagerfeld. Its wide-ranging assortment includes natural, Korean, Japanese, dermocosmetic, and professional beauty products, as well as premium makeup items and accessories under the Hebe Professional line. The brand has been present in Poland since 2011 and is owned by Jeronimo Martins Drogerie i Farmacja. Hebe currently operates over 370 brick-and-mortar stores across Poland, with locations in large cities, smaller towns, shopping centres, and high-street units. Its newest outlet will be in SOHO by Yareal in Warsaw’s Praga-Południe district.

The Hebe store will be on the ground floor of SOHO 10, which is currently under construction on ul. Żupnicza. This building will complete the elegant urban frontage of the development, forming the northwestern corner of the SOHO by Yareal complex. Designed with meticulous attention to detail, SOHO 10 features contemporary architecture that references Kamionek’s industrial past. Its refined white façade is accentuated with geometric patterns, giving the building a visually expressive, artistic appearance. The use of corten steel in the retail arcade provides a striking contrast to the bright architectural design.

SOHO 10 is an L-shaped residential building ranging from four to nine stories. Together with the NEFRYT apartment building, it forms a cohesive urban block with a landscaped internal courtyard. To the west, SOHO 10 borders a tree-lined square that forms part of a linear park—one of the most distinctive features of the entire SOHO by Yareal concept.

Hebe will occupy a unit of over 320 m2. The lease transaction was facilitated with the involvement of Patrycja Włodarczyk, representing the real estate firm Homest.

SOHO by Yareal is a modern, local urban centre in Warsaw’s Kamionek neighbourhood, designed in accordance with the 15-minute-city concept. The project integrates residential, recreational, gastronomic, service, and office functions. Awarded the prestigious BREEAM Communities certificate, the development seamlessly blends renovated post-industrial buildings with contemporary architecture, creating an open, vibrant space that harmonizes with the existing urban fabric of Praga. The linear park, atmospheric courtyards, sun-drenched terraces, and leisure zones encourage social interaction, while the limits on vehicular traffic enhance the enjoyment of the surroundings.

The retail and service premises at SOHO by Yareal are primarily located on the ground floors of residential buildings, with some units set within restored historic structures. In total, the development will offer over 11,300 m2 of commercial space across several dozen units.

The complex is already home to a kindergarten and playroom, Warsaw’s first Carrefour grocery store in the “300” format, the artisanal café Waszyngton × Soho, as well as several beauty salons and florist. A bakery and an architectural studio are currently in preparation. Hebe will join the offering in early 2026, followed by a Green Caffè Nero in May 2026. Additionally, in the second half of 2026, a culinary hub will be launched in the historic building B.56, which features a distinctive brick chimney. This hub will include food concepts such as Bułkę przez Bibułkę, Pollypizza NEOpolitan, and Baken.

Currently, the historic building B.56 is undergoing renovation, while construction continues on the final residential phase, which includes two premium-standard residential buildings (including SOHO 10) and the NEFRYT apartment building. Once completed and delivered at the end of 2025, the residential part of the SOHO by Yareal development will be fully realized.

Yareal: Growing Demand for Apartments Near Chrzanów Metro Station

Yareal has sold all apartments from the first phase of its NEOWO development, located just 200 meters from the upcoming Chrzanów metro station in Warsaw’s Bemowo district.

Nearly half of the homes in the second phase have also already been purchased. More than 160 families are now moving into the first NEOWO building on Brzeżek Street, while another 270 residents are set to receive their keys in the fall of next year.

 

The second phase of NEOWO, comprising three residential buildings, is being developed around a publicly accessible green courtyard and garden. This recreational space, with shared areas and a playground, will be separated from the surrounding new roads—including an extended two-lane section of Człuchowska Street, co-financed by Yareal and now nearing completion. A linear park runs between the two phases of the estate, leading directly to the future Chrzanów metro station located just 200 meters away. This publicly accessible area has been carefully landscaped and features urban furniture made from upcycled wind turbine blades. Visitors touring the NEOWO show apartment can not only explore the completed green areas from the first phase but also observe the fast progress on the construction of three new buildings—designed to break away from the rows of small-scale residential developments that have long defined the area.

 

The metro’s proximity and convenient transport links to the rest of the city were key factors in NEOWO earning a high score in the BREEAM green building certification process. Chrzanów is one of those rare places where an entirely new residential district is emerging almost from the ground up—with sustainable transport options to the city centre and a growing network of community services. Schools, restaurants, and shopping centres are all within walking distance—just like the new metro station. For many visitors exploring NEOWO, these are decisive factors when choosing where to live. Strong interest in the project shows that the lush summer greenery in the common areas and the appealing arrangement of the show apartment are helping people discover the charm of this new neighbourhood,” – says Jacek Zengteler, President of Yareal.

 

The area around NEOWO has undergone a dramatic transformation in recent years, thanks to new infrastructure, residential developments, and the underground metro extension. Just a few weeks ago, tunnelling works were completed for the extension of the second metro line, which—according to the city’s plans—is scheduled to open next year. This means that residents receiving their keys in NEOWO’s second phase in fall 2026 will be able to use the metro almost immediately.

 

The second phase includes three buildings ranging from six to seven stories, offering a diverse selection of apartments—from functional studios of just over 30 sq. m to spacious four-room homes measuring up to 107 sq. m. The majority of available units are the most popular mid-sized two- and three-bedroom layouts. A landscaped courtyard surrounding the playground will include picnic tables shaded by sun sails and a shared community garden, where residents will be able to grow their own vegetables, herbs, and flowers—encouraging interaction and building neighbourly relations. Residents will also have access to a private fitness room. The NEOWO community will be powered in part by clean, renewable electricity produced by photovoltaic panels. These sustainability features, along with the use of eco-friendly solutions such as upcycled wind turbine blade components, helped the development earn BREEAM green building certification.

Waszyngton food concept opens in SOHO by Yareal

The Waszyngton x Soho food concept has opened in the SOHO 16 building, which is part of the mixed-use SOHO by Yareal project. The interiors of Waszyngton x Soho were designed by SOJKA & WOJCIECHOWSKI architectural studio.

Waszyngton x Soho is an offshoot of the well-known Waszyngton_W96 concept. It has been designed as a continuation of the vision of a neighborhood bistro that combines a specialty coffee shop with an all-day breakfast spot. The offer draws inspiration from the classic menu of its predecessor, staying true to the best of American and French culinary traditions.

At Waszyngton x Soho, located at 16 Żupnicza Street, guests can enjoy dishes crafted by Tomek Zielke and Kuba Ścichocki. The menu features well-known favorites such as the Dutch Baby and Croque Madame, alongside new additions like a reinterpretation of the English breakfast served as a terrine, and a fresh take on the Eggslut, made with homemade pork sausage and horseradish. Matcha also plays a prominent role on the menu, offered in a variety of creative forms. The dessert selection is curated by Żona Krawca Pracownia and its talented pastry chefs, Monika Gontarczyk and Cezary Mścichowski. Waszyngton x Soho also continues the much-loved tasting dinners created by the restaurant's head chefs.

The authors of space planning and interior design at Waszyngton x Soho are SOJKA & WOJCIECHOWSKI architectural studio. The new take on the original concept, so well-known by the inhabitants of Warsaw’s Praga district, is a lot more vibrant than the premises located at Waszyngtona 96. The interior architects, Mikołaj Wojciechowski and Maciej Granecki, chose to experiment with form. Colourful sofas with embedded lighting, tables of irregular shapes, textured fabrics on the ceiling and a bold floor pattern are paired with a meticulously designed, architecturally organized wall that separates the dining area from the kitchen and back-of-house. The finishing touch is a huge graphic by Sarah Mari Shaboyan that complements the premises’ name and interior in a light-hearted way. The architects paid special attention to adequate lighting of the Waszyngton x Soho space, so that guests can enjoy it both during the day and at night.

Apartment Construction Completed at ODEA Park in Gdańsk

Construction has officially been completed at ODEA Park, a boutique, certified apartment community in Gdańsk.

This marks another successful residential development delivered in the Tri-City area by Yareal. The estate, consisting of five two-story buildings, received its occupancy permit in March of this year.

 

ODEA Park is a distinctive development located atop a hill near Powstańców Warszawskich Street, on the edge of Gdańsk’s Śródmieście district. The estate comprises five low-rise buildings offering a total of 120 apartments in a variety of layouts, some of which are still available.
