Yareal’s office building in Mokotów is ready to welcome first tenants

Warsaw branch of Integer.pl S.A. and InPost S.A., producer and operator of parcel pick-up stations (Paczkomat®), will be the first tenants and will move to the modern office already in June. One month later, KönigStahl Sp. z o.o., Polish branch of Austrian group König Holding AG (one of the largest groups in the European sector of steel products and aluminium systems), will move its HQ to NEOPARK.
“Building A covering the space of nearly 12,000 sq m will welcome its first tenants, Integer.pl and KönigStahl already in a few weeks. We are about to finish negotiations with further tenants, who consider not only high quality and good price of the office space, but also attractive metropolitan surroundings and access to public transport, to be important. Diversified residential, office and service functions of this part of Mokotów provide tenants with friendly environment to work and relax. NEOPARK stands out due to its entirely glass façade and big, sunny terraces cascading towards a spacious, green yard between building A and planned building B,” says Eric Dapoigny, President of Yareal Polska.
NEOPARK is a private office complex located at the junction of Cybernetyki and Wynalazek Streets. It has been designed by a renowned architectural studio JEMS Architekci with the needs of so‑called Millennials, i.e. the youngest generation of employees, in mind.
“Warsaw has for years been a seat for a part of the company and second to Krakow key business location for the whole Group. As the company develops, our demand for modern office resources grows; therefore, we’ve decided to move from our previous office. We have chosen a proven partner, who guarantees both quality and originality of the project as well as work comfort for our employees,” said Anna Machaj, real estate manager in Integer.pl.
Employees of the companies functioning in Yareal’s latest office building will have 12 lines of public transport at their disposal. Several stops are located at a few-minute walk distance from the building. It is also possible to reach NEOPARK by urban rail to “PKP Służewiec” station or by bike – a network of bike paths leads right to the building and Veturilo city bikes rental spot is located close by. After the whole complex is finished, NEOPARK’s tenants will be able to use 140 covered bicycle racks as well as 271 underground parking places for cars and 25 places outside the building.
“NEOPARK’s location and architectural and technological solutions suit us well. The decisions were made quickly and it’s been settled that we will change our company’s seat already on July 1st 2017. We hope to use both convenient location as well as friendly and professional work atmosphere, which will be ensured by NEOPARK and its direct surroundings,” said Andrzej Radecki, Chairman of Advisory Board, Partner at KönigStahl Sp. z o.o.
Jones Lang LaSalle advisors represented Integer.pl Group in negotiations of the lease agreements. JLL agents negotiated also with KönigStahl on behalf of the developer.
“NEOPARK attracts tenants with a mixture of such advantages as modern, elegant architecture, top finishing standards and proximity to public transport. The private object is characterised by developed service offer, green areas and environmentally friendly solutions conducive to work comfort,” added Anna Kaźmierska Senior Consultant in the Office Space Lease Department JLL.
Just as the whole NEOPARK complex, the already commissioned building A has been equipped with environmentally friendly solutions allowing it to receive BREEAM certificate for so-called green buildings at “Excellent” level. Energy powering the private buildings will be generated entirely from renewable sources. The designed and utilised solutions provide Yareal’s investment with high environmental standards and real savings. Thanks to state-of-the-art devices (such as installations for water treatment and minimising its consumption or e.g. energy-efficient lifts), NEOPARK’s exploitation will be cheaper against the so-called conventional buildings. Not only can the tenants count on environmentally friendly solutions, but they can also ventilate the rooms with fresh air, thanks to tilt windows.
First tenants moving to building A means that another stage of the investment, i.e. construction of building B, will start soon. After the completion planned for late 2018, NEOPARK campus-like office complex will cover some 24,000 sq m of office, commercial and service space. Additionally, the investment will include a total of 322 parking places for cars.
